AR Webber Properties Limited is a property management company based in the South End of Halifax that specializes in renting apartments, homes and commercial spaces to people. We’re a small, informal business with about 100+ units across multiple buildings.

We are looking for someone to join our team to help us grow and evolve the way we do maintenance on our buildings & properties. If you thrive in a fast-paced, multi-faceted role where you can gain a lot of experience, knowledge and grow within the company, this job is for you!

Experience in building maintenance is helpful, but above that - we are looking for someone who is motivated and ready to learn and take on day to day as well as larger maintenance projects.

Responsibilities:

- Work Order Request Management: Receive, manage, respond and schedule maintenance requests that come in from tenants. These are received via email, so ability to use gmail is necessary.

- Completion of Work Orders: Any work order requests that come in from tenants that you can complete based on your skillset will need to be completed in an efficient and timely manner and up to the standards set by the company. You will also be required to provide assistance to other members of the maintenance team when needed.

- Standard Building Maintenance & Repairs: Work on your own or with the team (depending on the task) to fix, maintain, repair or update standard maintenance issues in buildings. This could range from plumbing (unclogging drains), lock changes, dry walling, painting, flooring, repairing of electrical outlets, fixing appliances, heating issues, etc.

- Maintenance Project Renovations: At times, there will be bigger projects like renovations - being able to work with the team to complete these projects will be a part of the job. For example, renovating an apartment with a recent kitchen/new closet/new bathroom.

- Cleaning, Upkeep & Trash Removal:



Part of the job will be to keep the buildings & properties clean throughout the year - this would include vacuuming, washing windows, collecting garbage. At times it will be required to do full-unit cleans when/if necessary.

- Snow Management & Lawn Management: During the winter, act as a supplemental worker to the snow contractor when necessary for shoveling and salting. During the warmer months, lawn care & mowing will be required.

- Learning the Buildings/Properties: You will be responsible over time to gain a thorough understanding of each of the buildings in terms of their maintenance needs. This would also include building monitoring processes.

- Make Decisions & Problem Solving on Tasks: Operate somewhat independently analyzing problems, identifying appropriate courses of action & implementing solutions with available resources.

- Tackling the Unknown: New maintenance issues arise all the time and it is expected that you learn to troubleshoot each issue that is unfamiliar and work to solve the problem in the most efficient way. Conversely, other unexpected problems come up with cleaning that will need to be handled.

- Communication with Tenants: When work orders need to be scheduled and tenants need to be contacted, it will be your responsibility to contact and communicate with tenants that have submitted the work order via phone and/or email.

Qualifications & Qualities:

- Punctual, reliable and accountable
- Detail Oriented
- Professional attitude to accept and follow instruction




- Reliable transportation & valid drivers license
- Physically fit and valuable mobility (able to lift 50-100lbs)
- Ability to work independently on smaller tasks and with a team on larger tasks
- Ability to use gmail & smart phones
- Must be ready and willing to learn from experienced maintenance team
- Reliable transportation & valid drivers license
- Good interpersonal and communication skills
- Must have at least 2 years of experience in a general maintenance role
- Basic painting, drywall, electrical, plumbing and building skills are required
- HVAC, Carpentry or Mechanical Experience an asset
- Experience driving trucks/trailers a plus
- Would be great if you take initiative and show pride in your work
- 18 years or older
- Ability to work full time (7-3pm or 8-4pm) with some instances where weekend or holiday work is required (i.e. the last & first days of month are when apartments turnover and you may be required to work on those days if necessary)
- Emergency Call Rotation - at some points, you will be required to be the first point of contact for any emergency calls that come in after hours for one week or weekend

Job Type: Full-time

Pay: $38,000.00-$46,000.00 per year
