ABOUT OUR CLIENT
Established Lower Mainland mechanical contractor with deep roots in the Vancouver market and a long-standing presence dating back to the early 1970s.
Project portfolio includes a diverse mix ofnew build residential, commercial and institutional projects.
Provides end-to-end mechanical services that blend design-build project delivery with long-term service and maintenance support for building systems.
Works across core scopes including HVAC/refrigeration, plumbing, and building automation/controls, supporting both project execution and ongoing building performance needs.

ABOUT THE OPPORTUNITY
This is a true full-cycle Mechanical Project Manager role. You will own jobs from pursuit through closeout: bringing in business, shaping the estimate/price, quoting the customer, negotiating the contract, and managing delivery to completion.
An in-house estimator supports takeoffs; you are accountable for overall pricing, strategy, and margin.
The hiring manager is specifically looking for a motivated, commercially-minded PM who wants upside and will help grow market share in a more competitive environment.
ABOUT THE POSITION
Build and grow client relationships; generate and win new work
Own pricing and profitability from early-stage pursuit through final closeout
Compile inputs into estimate/pricing sheets; ensure pricing aligns to scope, risk, and margin targets
Prepare proposals and quotes; present and defend pricing to customers
Negotiate contracts, scope, and commercial terms
Manage projects A-to-Z, including office-based coordination and site visits




Drive job costing discipline throughout the project lifecycle, including cost-to-complete forecasting and change management
THE REQUIREMENTS
Strong mechanical construction project management background with HVAC and plumbing exposure
Proven experience owning estimates/quotes and project pricing (beyond simply executing construction)
Strong business acumen, including job costing, cost vs. sell, and gross margin vs. markup
Experience with an established Lower Mainland mechanical contractor and a secure work history
Comfortable working in-office full time in Burnaby, plus site visits
Nice-to-have experience includes the following: Multifamily plus commercial new build exposure
Some tenant improvement exposure
Prior success bringing in work or holding a sales/BD component in a previous PM role

COMPENSATION
Base salary range: $100,000 to $140,000
Incentive bonus plan
