Eligibility Note: To qualify for a student (Co-op/Internship) opportunity, students must be enrolled in their academic studies at a post-secondary institution (university/college) and must be returning to school after completion of their work term with QuadReal.

Based in Toronto, the Co-op/Intern, AI Research will report to the Senior Vice President, Research and Strategy, and join QuadReal's Global Research team. QuadReal is actively exploring how artificial intelligence can enhance research, analytics, and decision-making across the business. The successful candidate will support the evaluation, development, and implementation of AI-enabled tools and workflows that improve research productivity and analytical capabilities while gaining hands-on experience applying AI technologies to real-world business challenges.

What You Will Experience

AI Research &

- Enablement

- Evaluate and test AI tools that support research workflows and productivity
- Explore opportunities to apply AI to market analysis, information synthesis, automation, and report generation
- Research emerging AI technologies and share findings with the team
- Support the development of documentation and best practices for responsible AI adoption

Projects &

- Innovation

- Assist in developing AI-enabled workflows, prototypes, and process improvements
- Work with internal and external data sources to support research and analytical initiatives
- Collaborate with research, data, and technology teams on AI-related projects
- Participate in testing and refining AI solutions and processes

Team Collaboration &

- Learning

- Participate in team meetings, workshops, and project discussions
- Present project findings and recommendations to team members and stakeholders
- Document work and contribute to knowledge sharing across the team
- Gain exposure to enterprise AI adoption and the application of AI within commercial real estate

What You Will Bring

- Currently enrolled in an undergraduate or graduate program in Artificial Intelligence, Computer Science, Data Science, Engineering, Business, Economics, Urban Planning, Real Estate, or a related field
- Strong interest in artificial intelligence and emerging technologies
- Familiarity with AI tools such as Microsoft Copilot, ChatGPT, Claude, or similar technologies through academic, personal, or project-based experience
- Basic understanding of machine learning,



large language models, automation, or data analytics
- Strong analytical, research, problem-solving, and communication skills
- Ability to work collaboratively in a team workplace while managing tasks independently
- Demonstrated curiosity, initiative, and eagerness to learn
- Experience with Python, SQL, data analysis tools, or automation technologies is an asset
- Familiarity with commercial real estate, market research, or business analytics is an asset

The expected hourly rate for this role is $28. The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
