Position Overview The Area Manager is accountable for the operational, financial, and service performance of an assigned portfolio of approximately 1,000 to 1,500 residential units across multiple communities. The position provides direct leadership to Property Managers and ensures consistent application of Avana’s policies, operating procedures, property standards, and resident-service expectations.

The Area

Manager balances strategic portfolio objectives with day-to-day operational requirements, develops team capability, manages escalated issues, and identifies risks before they become significant operational or financial concerns.

The Area

Manager serves as a key connection between Property Management and the Leasing, Maintenance, Marketing, Finance, and other supporting departments.

Schedule: Monday to Friday, 8:00 a.m. to 4:30 p.m. (on-site)

What You'll do

Portfolio Operations

- Direct and oversee the daily operations of the assigned residential portfolio.
- Establish portfolio priorities and allocate resources according to operational needs and organizational objectives.
- Ensure Property Managers consistently follow Avana’s policies, procedures, service standards, and documentation requirements.
- Monitor leasing, move-in, move-out, renewal, inspection, rent-collection, and arrears-management activities.
- Ensure properties are maintained in a safe, clean, functional, and visually appealing condition.
- Review portfolio performance and implement corrective action where standards or targets are not being met.
- Provide operational coverage when a Property Manager is absent or additional management support is required.

People Leadership

- Provide direct leadership, supervision, and support to Property Managers.
- Establish clear roles, performance expectations, priorities, and standards of accountability.
- Conduct regular one-on-one meetings, coaching conversations, and formal performance reviews.
- Provide timely, direct, and constructive feedback.
- Identify performance concerns and implement appropriate improvement plans in partnership with People and Culture.
- Identify employee development needs and coordinate training and learning opportunities.
- Support recruitment, selection, onboarding, retention, and succession planning for the Property Management team.
- Build and maintain an inclusive, collaborative, accountable, and high-performing team culture.
- Promote effective communication and consistent decision-making across the portfolio.

Resident Experience & Escalations

- Ensure a consistent and professional resident experience throughout the resident lifecycle.
- Monitor resident satisfaction, feedback, complaints, retention, and online-review results.
- Ensure Property Managers respond to resident inquiries and concerns within established service standards.




- Manage escalated resident matters that cannot be resolved at the Property Manager level.
- Determine appropriate resolutions while balancing resident needs, operational requirements, legislation, and organizational interests.
- Identify recurring service issues and implement measures to prevent future occurrences.
- Ensure required resident follow-up activities, including 7-, 30-, and 90-day check-ins, are completed and documented.
- Oversee resident-engagement and community-building initiatives.

Financial Management

- Maintain accountability for the financial performance of the assigned portfolio.
- Review budgets, rent collections, arrears, delinquency reports, and utility charges.
- Ensure Property Managers follow approved rent-collection and delinquency-management procedures.
- Review financial variances and develop corrective action plans as required.
- Identify opportunities to control costs, improve efficiency, and strengthen portfolio performance.
- Ensure key operational reports are accurate, complete, and submitted on schedule.
- Communicate financial risks, performance gaps, and recommended actions to senior leadership.

Risk Management & Compliance

- Identify and assess operational, financial, legal, safety, reputational, and resident-related risks within the portfolio.
- Intervene promptly when risks or performance concerns are identified.
- Develop and monitor corrective action plans to prevent issues from escalating.
- Ensure compliance with provincial tenancy legislation, privacy requirements, occupational health and safety standards, and Avana policies.
- Ensure lease documents, resident records, inspection reports, notices, and other required records are accurate and complete.
- Support preparation for Office of Residential Tenancies hearings and attend hearings when required.
- Escalate significant incidents and risks to the appropriate organizational leaders.
- Protect confidential resident, employee, vendor, and organizational information.

Maintenance and Property Standards

- Collaborate with Maintenance leadership and Property Managers to ensure maintenance requests are assigned, monitored, and completed within established standards.
- Ensure Property managers follow up with residents to know if they received timely communication regarding maintenance activity.

Cross-Functional Coordination

- Coordinate portfolio activities with Leasing, Maintenance, Marketing, accounting, People and Culture, and other departments.
- Work with Leasing to monitor occupancy, availability, leasing activity, market conditions, and renewal requirements.
- Work with Maintenance to prioritize work, resolve service issues, and maintain property standards.
- Work with accounting to support issues related to resident ledgers, follow-up on payments.
- Work with Marketing on resident communications, engagement programs, market analysis,



and community initiatives.
- Resolve gaps in ownership, communication, or execution between departments.
- Represent the Property Management function in operational meetings, planning discussions, and organizational initiatives.

Performance Monitoring and Reporting

- Maintain and review accurate portfolio performance data.
- Monitor key performance indicators, including:
- Occupancy and vacancy
- Leasing and renewal performance
- Resident retention
- Resident satisfaction
- Rent collection and delinquency
- Maintenance response and completion times
- Property inspection results
- Operating expenses and budget variances
- Employee performance and retention
- Prepare regular portfolio reports for senior leadership.
- Use performance information to establish priorities and guide operational decisions.
- Ensure Property Managers maintain accurate records in Avana’s approved systems.

Other duties and responsibilities may be assigned from time to time based on business needs.

What You'll Bring

- Post-secondary education in business administration, property management, real estate, finance, leadership, or a related discipline is preferred.
- Minimum of five years of progressive experience in residential property management.
- Demonstrated experience overseeing multiple residential properties or a large, multisite portfolio.
- Previous experience directly supervising, coaching, and evaluating Property Managers or other operational employees.
- Experience managing portfolio-level financial and operational performance, including budgets, occupancy, rent collection, delinquency, maintenance costs, and performance reporting.
- Experience identifying and managing operational, financial, legal, safety, and reputational risks.
- Advanced knowledge of residential property-management operations.
- Working knowledge of applicable provincial tenancy legislation and regulations.
- People-leadership, coaching, performance-management, and talent-development ability.
- Strategic prioritization and the ability to balance portfolio objectives with immediate operational demands.
- Solid customer-service and conflict-resolution skills.
- Clear, direct, and professional written and verbal communication.
- Strong organization, problem-solving, and time-management abilities.
- Valid Class 5 Driver's Licence.
- Satisfactory driver's abstract.
- Satisfactory criminal record check.
- Occasional evening or weekend availability may be required for urgent operational matters, escalations, hearings, or scheduled events.
