We are seeking an experienced Construction Manager to lead our multi-unit townhome building division. You will oversee the ground-up construction of new townhome blocks from site excavation and foundation through to interior finishing, municipal occupancy, and homeowner handover. The ideal candidate has deep expertise in wood-frame multi-family construction, a strong grasp of local building codes, and the leadership skills to manage multiple sub-trades simultaneously.
Key Responsibilities
Site Operations & Scheduling
- Manage construction workflows across multiple active townhome blocks to ensure adherence to master project schedules.
- Coordinate sub-trades and suppliers (framing, plumbing, electrical, HVAC, finishing) to maintain steady progress and prevent bottlenecks.
- Run regular site walkthroughs to inspect ongoing work, verify quality, and resolve constructibility issues in real time.
Budget & Cost Control
- Monitor site expenditures and work within approved budgets for materials, equipment, and labor.
- Review change order requests from trades and process field documentation accurately.
- Minimize costly delays through proactive material staging and effective crew allocation.
Quality Assurance & Compliance
- Enforce strict safety protocols (such as OH&S; regulations) across the job site to maintain a zero-incident work environment.
- Ensure all construction meets or exceeds local building codes and municipal engineering requirements.
- Manage municipal and structural inspections at critical milestones (foundation, framing, insulation, final occupancy).
Stakeholder Communication
- Liaise with municipal inspectors, architects, and internal project coordinators to clear hurdles and secure required permits.
- Provide transparent progress reports on schedule pacing and budget status to senior management.
- Oversee the final unit deficiency punch-list and ensure clean, timely homeowner handovers.
Qualifications & Skills
- Experience: Minimum 5–8 years of progressive residential construction experience, with a proven track record managing low-rise multi-family or townhome developments.
- Technical Knowledge: Advanced ability to read and interpret architectural blueprints, structural drawings, and municipal site plans.
- Code & Safety: Comprehensive understanding of local building codes, zoning bylaws, and occupational health and safety laws.
- Soft Skills: Exceptional leadership, conflict resolution, and trade-management abilities.
- Tech Literacy: Proficiency with MS Office Suite and construction scheduling/management software (e.g., MS Project, Procore, or Buildertrend).
- Credentials: Valid driver’s license and reliable vehicle for site travel; a post-secondary degree in Construction Management, Civil Engineering, or a related trade certification is preferred.
Pay: $45.00-$65.00 per hour Expected hours: 40.0 per week
