Director of Hotel Operations
Location: Toronto, ON (National Portfolio Oversight)
Company: Private Investment & Operating Platform (Owner-Operator)
Portfolio: Limited-Service Hotels Across Canada
About the Role
We are a privately held investment and operating platform that acquires, owns, and operates real estate assets across seniors housing, multi-family residential, retail, hotel, and fuel service sectors. Our hotel platform is a core pillar of the business, comprising a diversified portfolio of limited-service assets across Canada operated under leading global brands.
The Director of Hotel Operations is a senior leadership role responsible for driving portfolio-level operating performance, margin expansion, and asset-level value creation. This position sits at the intersection of operations, asset management, and capital stewardship, working directly with ownership to optimize cash flow, protect brand equity, and enhance long-term asset value across market cycles.
This role is well suited for an operator with a strong financial mindset who understands hotels as operating businesses and investment assets, and who is comfortable being held accountable to measurable performance outcomes.
Key Responsibilities
- Provide portfolio-level operational and financial oversight across a national portfolio of limited-service hotels
- Drive revenue growth and margin expansion across key KPIs, including RevPAR, ADR, occupancy, GOP, and cash flow

- Lead General Managers and regional leaders with a focus on accountability, disciplined execution, and performance benchmarking
- Ensure strict compliance with franchise agreements, brand standards, QA audits, and PIP execution, while balancing return-on-capital considerations
- Implement operating efficiencies, cost-containment initiatives, and labor optimization strategies across the portfolio
- Support asset management initiatives, including capital planning,
ROI analysis on renovations, and stabilization of newly acquired assets
- Play a key role in acquisitions, transitions, and integrations by underwriting operating assumptions and executing post-close operational plans
- Act as the senior point of contact with franchisors, lenders (as required), and key third-party vendors
- Maintain a disciplined reporting cadence to ownership with clear visibility into performance drivers, risks, and opportunities
Qualifications & Experience
- 8–12+ years of progressive hospitality operations experience, with a strong focus on limited-service or select-service hotels
- Demonstrated multi-property leadership experience across geographically diverse assets
- Deep familiarity with branded hotel environments (Wyndham, Choice, Marriott, or comparable brands)
- Solid financial and analytical capabilities, including P&L; ownership and KPI-driven decision making
- Experience operating within an owner-operator or private-equity–backed platform strongly preferred
- Ability to balance brand compliance with ownership-driven return objectives
- Willingness to travel nationally as required
Compensation & Incentives
- Competitive base salary, commensurate with experience
- Annual performance bonus tied directly to portfolio-level RevPAR growth and GOP performance, with clear, measurable targets
- Bonus structure designed to align management outcomes with cash flow growth, margin expansion, and asset-level value creation
- Long-term advancement opportunities within a growing investment platform
