About the Opportunity
Our client, a privately held property and asset management group with more than five decades of operating history in the Greater Toronto Area, is looking for a Director of Property Management to succession plan alongside current leadership. This is a full-accountability role over a mixed-use portfolio spanning retail, office, industrial and multi-residential assets across North York, Vaughan, Markham, Richmond Hill, Mississauga and Scarborough. You'll report directly to ownership and executive leadership, and you'll own the operating and capital budgets, the management team, and the relationships with owners and tenants that make this portfolio run.
Base salary $170,000–$210,000, plus discretionary bonus, pension matching, and full health,
dental and vision coverage.
What We Need
- Lead and develop a multidisciplinary team: property managers, a construction manager, administrators and lease administration owning hiring, coaching and performance decisions
- Standardize policies so every asset in the portfolio is managed to the same benchmark, and modernize legacy practices that are holding the business back
- Hold vendors and contractors to defined service levels, and step in where performance slips
- Build and manage the annual operating and capital budgets, and report performance to ownership on a regular cadence
- Guide lease negotiations and renewals in partnership with an affiliated brokerage, and oversee lease administration and compliance
- Review construction and engineering documentation, challenge scope and cost on capital projects, and track them to schedule and budget
- Act as principal liaison to owners, legal counsel, and municipal and provincial authorities
What You Offer
- At least 10 years of progressive property management or construction experience, including 5+ years leading a team
- Demonstrated success across commercial or mixed-use portfolios, and genuinely comfortable moving between retail, office, industrial and residential
- Strong command of lease administration, CAM reconciliations, financial reporting, budgeting and regulatory compliance
- Working knowledge of municipal, provincial and federal property regulations, building codes and safety standards
- Proficiency with Yardi Voyageur and the Microsoft Office suite
- Post-secondary education in engineering, construction or building operations is a robust asset, as is direct experience reviewing and delivering capital projects
- A leadership style built on clear standards and coaching, not micromanaging
