Company Description

Nightingale brings a fresh, hands-on approach to condominium management, with a strong focus on customer service, consistent communication, frequent property site visits, transparency, and a visible presence with Condominium Boards and unit owners.

Building on more than 40 years of experience operating service-based businesses in the Peterborough area, Nightingale's Condominium Management division continues to grow. We are seeking an experienced General Manager – Condominium Management to take a senior leadership role in the management of our condominium portfolio and the continued development of the division.

Role Description The General Manager – Condominium Management will be responsible for the day-to-day leadership and oversight of condominium management operations across multiple corporations in the Peterborough and surrounding area.

This is a hands-on, client-facing position requiring an experienced condominium management professional who is comfortable working directly with Boards of Directors, owners, contractors, financial staff, and internal team members.

The successful candidate must be able to independently manage condominium corporations, provide knowledgeable guidance to Boards, oversee operational and financial requirements, and ensure properties are managed proactively and professionally.

This is not a remote position. Regular office attendance and frequent on-site presence at the condominium properties we manage are essential components of the role.

Responsibilities

- Provide full-scope condominium management for multiple condominium corporations
- Serve as a primary professional resource and point of contact for Boards of Directors
- Attend and facilitate Board meetings, AGMs and other required meetings
- Prepare management reports, Board packages, meeting materials, notices and correspondence
- Conduct regular property inspections and ensure identified issues are appropriately documented and followed through
- Oversee building maintenance, repairs, preventative maintenance programs and capital projects
- Coordinate and manage contractors, vendors, quotes, tenders and service agreements
- Work collaboratively with Finance on annual operating budgets, financial reporting,



reserve fund expenditures and cash-flow requirements
- Assist Boards with reserve fund planning and implementation of reserve fund study recommendations
- Monitor corporation financial performance and identify emerging operational or financial concerns
- Ensure condominium corporations operate in accordance with the Condominium Act, declarations, by-laws, rules and applicable regulatory requirements
- Respond professionally and effectively to owner and resident concerns, including complex or sensitive matters
- Oversee notices, records, compliance requirements and corporation documentation
- Support and provide direction to condominium management staff and other internal departments involved in servicing the condominium portfolio
- Establish consistent management practices, processes and service standards across the division
- Develop strong, professional relationships with Boards, owners, residents, contractors and community partners
- Participate in the continued growth and development of Nightingale's Condominium Management division

Work Arrangement

- On-site position – Peterborough and surrounding area
- Regular office hours, generally Monday to Friday
- Approximately 37.5 hours per week
- Regular travel to condominium properties is required
- Evening attendance is required periodically for Board meetings, AGMs and other corporation meetings
- Some flexibility in daily hours will be required based on operational and meeting requirements

Qualifications

- General Licence issued by the Condominium Management Regulatory Authority of Ontario (CMRAO) strongly preferred
- Significant,



directly related condominium management experience
- Demonstrated experience independently managing multiple condominium corporations
- Strong working knowledge of the Condominium Act, 1998, regulations and condominium governance requirements
- Demonstrated experience working directly with Condominium Boards of Directors
- Experience preparing and managing condominium operating budgets and working with reserve funds and reserve fund studies
- Experience overseeing maintenance, contractors, building projects and capital expenditures
- Strong understanding of condominium financial statements and corporation financial controls
- Excellent written and verbal communication skills
- Strong conflict-resolution, judgment and problem-solving abilities
- Highly organized with the ability to manage competing priorities across multiple properties
- Comfortable taking ownership of issues and following them through to resolution
- Strong computer and Microsoft Office skills
- Valid driver's licence and reliable vehicle required
- Must be available to work on-site in the Peterborough area
- Consistently maintains a polished, professional appearance and conduct in all Board, owner, resident and client-facing situations

Assets

- Experience with condominium accounting and financial management
- Experience supervising or mentoring condominium management or administrative staff
- Experience with major repairs, capital projects and tendering processes
- Experience transitioning or onboarding new condominium corporations
- Familiarity with the Peterborough and Kawartha Lakes condominium market and local contractors/service providers
