Rocke Developments is a Manitoba-based commercial real estate development and construction company specializing in industrial, commercial, and mixed-use properties.

We are looking for a Maintenance & Construction Project Supervisor to join our growing team. This is a hands-on leadership position responsible for overseeing building maintenance,

repairs, construction projects, and tenant improvements across our growing portfolio of commercial properties.

The ideal candidate is a problem solver, leader, and builder who can walk into a situation,

understand what needs to be done, organize the resources required, and make sure the job gets completed properly.

THE ROLE

You will be responsible for coordinating and supervising a wide variety of maintenance and construction activities. This includes everything from responding to building issues and coordinating repairs to supervising larger construction and tenant-improvement projects.

You will work closely with Rocke Developments’ management, project managers, site supervisors, trades, subcontractors, tenants, and suppliers.

KEY RESPONSIBILITIES

Building Maintenance

● Oversee day-to-day maintenance and repairs throughout Rocke Developments’

commercial properties

● Respond to tenant maintenance requests and building issues

● Diagnose problems and determine the appropriate solution

● Coordinate internal staff, trades, and subcontractors to complete repairs

● Perform hands-on maintenance and repairs when appropriate

● Conduct regular property inspections and identify deficiencies before they become major problems

● Coordinate preventative maintenance programs

● Track outstanding maintenance items and ensure they are completed promptly

● Maintain a high standard of cleanliness, safety, appearance, and functionality throughout our properties

Construction & Tenant Improvements

● Supervise construction and tenant-improvement projects from start to completion

● Coordinate trades and subcontractors on site





● Review drawings, specifications, and project requirements

● Organize materials, equipment, labour, and site logistics

● Monitor quality, schedule, and workmanship

● Identify issues early and develop practical solutions

● Assist with estimating, material take-offs, and project planning

● Coordinate inspections and deficiency completion

● Ensure jobsites remain safe, clean, and organized

● Maintain communication with project managers and management regarding project progress

Leadership & Coordination

● Provide direction to labourers and site personnel

● Coordinate daily priorities and allocate resources effectively

● Build solid working relationships with trades and subcontractors

● Communicate professionally with tenants and clients

● Take ownership of problems rather than simply reporting them

● Maintain accurate records of maintenance and project activities

● Help improve Rocke Developments’ systems and processes as the company grows

WHAT WE’RE LOOKING FOR The successful candidate will have:

● 5+ years of construction, maintenance, or related experience

● Strong understanding of commercial construction and building systems

● Experience supervising people, trades, or subcontractors

● Strong problem-solving and organizational skills

● Ability to read and understand construction drawings

● Practical knowledge of tools, equipment, and construction methods

● Excellent communication skills

● Ability to prioritize multiple projects and urgent maintenance issues

● A strong attention to detail

● A valid driver’s licence





● Ability to work independently and make sound decisions

Experience in several of the following areas is an asset:

● Commercial building maintenance

● General contracting

● Tenant improvements

● Carpentry

● Concrete

● Electrical

● Plumbing

● HVAC

● Drywall and finishing

● Doors and hardware

● Building envelope

● Landscaping/site work

● Equipment operation
