Placemaker Construction is the general contracting arm of Placemaker Group, a vertically integrated real estate company with 20+ years building across the Lower Mainland. We deliver residential, mixed-use, commercial, institutional, and community projects for clients across BC. We're looking for an experienced Project Manager, based out of our North Vancouver headquarters, to run a mix of ground-up wood-frame residential, commercial build-outs, and tenant improvements. This role will support one of our projects located in the Lytton area, requiring regular travel to site — roughly 1–2 days a week, as needed, throughout the project. The right person is comfortable with the drive and adaptable enough to accommodate site visits, client meetings, and project milestones.

- You're an experienced Project Manager who takes ownership of a project's outcome, from budget and schedule to client relationships and quality.

- You build strong relationships with clients, consultants, trades, and community partners, and you understand the people and priorities you work alongside.
- You're comfortable managing multiple projects and project types at once, and you're willing to travel to site as the work requires.
- You take pride in accurate forecasting, a well-run project, and holding yourself and your team accountable.
- You are a team leader, motivating others to strive for excellence in every project.
YOUR QUALIFICATIONS
- 5+ years of Project Management experience delivering wood-frame residential is a requirement. Commercial,
and/or tenant improvement projects is an asset
- Proven experience managing budgets, schedules, subcontractors, and consultants, with a strong understanding of construction drawings, specifications, contracts, building codes and regulations.
- Experience coordinating municipal permitting, inspections, and approvals.
- Excellent and respectful written and verbal communication skills, with strong client-facing experience.
- A valid Class 5 driver's licence and willingness to commute to Lytton, BC as needed (approximately 1–2 times per week).
- Experience with construction management and scheduling software such as Jonas Premier, Microsoft Project, Excel and Word is an asset.
YOUR KEY RESPONSIBILITIES As Project Manager, you'll take ownership of project delivery across budget, schedule, quality, and client relationships, from mobilization through to close-out and client sign-off.
You will
- Own overall budget control, including cost tracking, forecasting, change orders, and reporting on project margin.
- Own schedule control, including look-aheads and milestones, and proactively resolve delays or conflicts that could impact progress.
- Manage trade and consultant relationships, including scopes of work, bid packages, contracts, and coordination across the project team.
- Review drawings, specifications, and contracts; identify discrepancies and coordinate resolutions with the design and site teams.
- Oversee quality management, ensuring work is completed in accordance with project documents, codes, and requirements.
- Serve as the primary point of contact for client communication, providing regular updates and confirming client satisfaction at key milestones and project completion.
- Identify and mitigate project risks,
escalating issues early and coordinating resolutions with the project team.
- Maintain forecast accuracy across budget and schedule, and report regularly to leadership.
- Support safety and quality compliance on site, working alongside the Site Superintendent and CSO to meet WorkSafeBC requirements and the project safety plan.
- Oversee close-out documentation, deficiency resolution, and final client sign-off.
- Travel to the Lytton project site as needed (approximately 1–2 times per week) to support site coordination, client meetings, and community relationships, with an understanding of local priorities and protocols.
Our North Vancouver head office sits in vibrant Lower Lonsdale, just minutes on foot from the SeaBus — with regular travel to our project in the Lytton area and future opportunities across Placemaker's growing portfolio. The annual base pay range for this position will be based on your experience level, and Placemaker recognizes exceptional individual and team performance through our pay-for-performance bonus program.
