About the Position

Kangaroo Property Services is looking for an experienced Property Maintenance Supervisor to help lead our growing landscaping and property maintenance division in Nanaimo.

This is not an office management position.

You will spend most of your time working alongside a small crew in the field, while also taking responsibility for the organization, quality and efficiency of the properties assigned to you.

You will be expected to know your properties, understand what each one requires, recognize problems before they become bigger issues, and make sure our crews consistently deliver a high standard of work.

We are looking for someone who takes ownership rather than waiting to be told what to do next.

What You Will Be Doing

As Property Maintenance Supervisor, you will:

- Lead and work alongside a 2–4 person property maintenance crew.
- Organize the crew at the beginning of the day and delegate responsibilities.
- Keep the crew productive and make sure the pace stays where it needs to be.
- Perform regular landscaping and property maintenance including mowing, trimming, edging, pruning, weeding, garden maintenance, seasonal cleanups and general property care.
- Inspect properties and identify areas requiring additional attention.
- Make adjustments when priorities, weather or site conditions change.
- Ensure work is completed efficiently and to Kangaroo’s standards.
- Maintain clean, organized and professional work sites.
- Build positive relationships with residents and represent Kangaroo Property Services professionally.
- Communicate resident concerns or larger property issues back to management.
- Monitor equipment, tools and materials and identify what is needed before it becomes a problem.




- Help train newer employees and improve the skills of the crew.
- Take before-and-after photos and maintain accurate notes for completed work.
- Use Jobber to review jobs, complete tasks, upload photos and document work performed.
- Help develop and improve procedures as the Property Services division grows.
- Work with management to plan upcoming work, seasonal priorities and property improvements.

Winter Responsibilities This is intended to be a year-round position, and during the winter months the role will transition into helping manage and perform our snow and ice services.

Winter responsibilities may include

- Monitoring weather and site conditions.
- Performing and coordinating de-icing and salting.
- Recording temperatures and site conditions.
- Documenting snow and ice services through Jobber.
- Helping coordinate snow crews during winter events.
- Operating snow removal equipment where qualified.
- Completing winter property maintenance and other seasonal work.

Experience operating a plow truck, skid steer or salt spreader is a strong asset, but we are willing to train the right person. Who You Are A Working Leader

What We Are Looking For

Our ideal candidate will have:

- Previous landscaping, grounds maintenance or property maintenance experience.
- Previous supervisory, foreman or crew-lead experience.
- Strong knowledge of lawn and garden maintenance.
- Experience with pruning, trimming, mowing and general landscape care.
- The ability to safely operate commercial landscaping equipment.
- A valid driver’s licence and a good driving record.
- Experience driving a truck and trailer.
- Strong communication and organizational skills.
- The ability to work outdoors in changing weather conditions.
- The physical ability to perform hands-on landscaping and property maintenance work.
- Basic comfort using a phone, apps and digital job-management systems.

Experience with Jobber, irrigation systems, skid steers, snow plows, salt spreaders or commercial snow removal would be considered an asset. Compensation & Schedule

Wage: $32 per hour depending on experience and ability.

Position: Full time, year-round.

Location: Nanaimo and surrounding area.

This is a field-based position and travel between properties is required.
