Avala Equities is looking for a reliable, organized and proactive Portfolio Building Manager to oversee approximately 75 residential units across three well-located Vancouver rental properties:
- 1121 Harwood Street
- 1901 Barclay Street
- 1305 Jervis Street
This is a hands-on portfolio role for someone who takes pride in the condition of the properties, communicates well with residents and notices issues before they become larger problems. The successful candidate will manage routine building operations, coordinate contractors and help us steadily improve the properties and resident experience.
Key responsibilities
- Conduct scheduled inspections of all three properties
- Monitor the condition, cleanliness and safety of common areas
- Respond professionally and promptly to resident concerns
- Identify maintenance issues and arrange appropriate repairs
- Coordinate and provide access to contractors and trades
- Follow up to confirm that work has been completed properly
- Maintain a written record of inspections, repairs and outstanding items
- Obtain quotes and assist with approved building-improvement projects
- Conduct move-in and move-out inspections
- Show vacant suites to prospective residents
- Assist with rental applications and leasing administration
- Report regularly to ownership on building conditions, resident matters and recommended improvements
- Respond to urgent building situations according to an established after-hours protocol
The role does not require the manager to personally complete major repairs or perform regular janitorial work. Those services are handled by outside contractors, although the manager should be comfortable addressing minor issues when practical.
Qualifications
- Previous experience in residential building management, property operations, maintenance or the trades
- Strong organization, communication and follow-through
- Ability to assess maintenance issues and coordinate appropriate solutions
- Skilled and respectful approach to resident relations
- Comfortable using email, text messaging, photographs and basic digital reporting tools
- Valid driver’s licence and reliable transportation
- Familiarity with the BC Residential Tenancy Act is an asset
- Basic maintenance or construction knowledge is an asset
Compensation and benefits
- $3,000–$3,500 per month, depending on experience
- Approximately 20–25 hours per week
- $200 bonus for each successfully executed new tenancy where the manager conducts the showing and assists with the leasing process
- Reimbursement for approved mileage between properties
- Flexible schedule
- On-site parking while attending the properties
- Additional compensation for pre-approved work outside the regular scope or hours
