Your new role Build and maintain strong relationships with tenants, vendors, ownership groups, and key stakeholders.
Lead tenant engagement initiatives and support programs designed to enhance the tenant experience.
Champion sustainability initiatives, propertymunications, tenant events, andmunity engagement activities.
Provide leadership, coaching, and direction to on-site teams to ensure exceptional tenant satisfaction and operational excellence.
Collaborate closely with leasing and construction teams to coordinate tenant improvements, capital projects, landlord work, and tenant move-ins and move-outs.
Manage the day-to-day operations of amercial office portfolio while ensuringpliance with all applicable regulations and policies.
Develop and manage annual operating and capital budgets, including revenue forecasting, expense control, and variance analysis.
Prepare monthly and quarterly reporting packages for ownership, including financial reporting, budget forecasts, executive summaries, stacking plans, and accounts receivable reporting.
Work closely with accounting and administrative teams to ensure accurate lease administration and financial reporting.
Oversee rent collections, accounts receivable processes, and year-end reconciliations.
Issue work orders and purchase orders in accordance with approved budgets andpany policies.
Manage third-party contractors and service providers, including contract administration, tendering, and performance management.
Implement and oversee preventative maintenance programs to ensure the efficient operation of all building systems.
Conduct regular property inspections and identify opportunities for operational improvements and cost savings.
Assist with rental notices, tenantmunications, building policies, manuals, and operational documentation.
Identify and implement process improvements, technology enhancements, and operational efficiencies across the portfolio.
What you''ll need to succeed 3-5 years of progressivemercial property management experience, ideally managing office assets.
Experience working within a third-party property management environment is considered a strong asset.
Bachelor''s degree preferred.
Strong knowledge of property operations, budgeting, financial reporting, and lease administration.
Demonstrated leadership ability with experience managing teams, vendors, and stakeholder relationships.
Strong financial and business acumen with the ability to analyze budgets, forecasts, and operating reports.
Exceptional customer service,munication, and relationship-building skills.
Self-motivated, proactive, and highly organized with the ability to manage multiple priorities.
Ability to identify and implement operational efficiencies and process improvements.
Strong proficiency with Microsoft Office applications, including Word, Excel, and Power
Point.
Experience with Yardi or other property management software is considered an asset.
Must hold, or be eligible to obtain, Property Management Representative registration with the Manitoba Financial Services Agency (MFSA).
Valid driver''s license and access to a reliable vehicle.
