Role Summary

Builds and owns the single coordinated BIM model from concept through IFC. The BIM Designer is the technical author of the ONEBUILD model. This role replaces the System 1 "Drafter" position: the model is built once and carried forward rather than redrawn after the concept stage. May be filled at junior, intermediate, or senior level, and may support several projects at different phases concurrently.

Responsibilities

BIM Production and Deliverables

- Author and progress the single coordinated BIM model for each residential home package through all phases, generating floor plans, elevations, sections, and details as output views and publishing the required set at each phase gate (concept, permit-ready, construction issue).
- Produce site study 3D model and plans showing all site constraints and analysis as the basis of the schematic design phase.
- Work closely with the Project Designer to build the concept BIM model and produce concept visuals: floor plans, sections, elevations, renderings, and, where used, VR walkthrough / 3D navigation for Phase 2 presentation.
- Finalize the permit-ready model and drawing set for permit documents, coordinating with the Quantity Surveyor's markup/coordination check.
- Compile and coordinate permit application packages for submission across Canadian and US jurisdictions, adapting drawing output to each authority's requirements.
- Assemble the full IFC drawing and specification package and export the completed BIMx model with linked drawings and specifications.
- Incorporate customer customizations and project-specific requirements into the Linwood base model, updating linked views, schedules, and quantities so all output reissues consistently
- Action model and drawing revisions promptly following client or internal feedback, re-issuing affected output from the model.

Project Support

- Assist Project Designer in formulating the overall project schedule
- Research local bylaws, zoning requirements, and applicable building code standards to establish the design restrictions applicable to each project,



and verify the model and all published output remain compliant as the design progresses.
- Assist PD with change order documentation as required.

Collaboration and Communication

- Where external consultant work is incorporated, coordinate and input consultant model elements, drawings and markups into the model.
- Coordinate with the production and prefabrication teams where model output drives shop drawings or requires fabrication input.
- During construction, resolve field questions (RFIs) routed from the Construction Manager / Project Manager and re-publish BIMx and drawings through Supplemental Instructions (SI) and sketches (SK).
- Own the Construction Administration and change manager Logs (RFIs, site instructions, change orders) against the model.
- Report job status, phase-gate timelines, and any risks to delivery to the Project Designer.

Model Library and Standards

- Uphold Linwood BIM standards (templates, layer and attribute conventions, and file management protocols) and maintain model integrity through versioning, cloud teamwork access management, and quality control.

Skill Set

Must have

- Design, Architectural Technology, Drafting & Design or a related technical field.
- Advanced proficiency in a BIM authoring platform using cloud based teamwork functions and permissions. Archicad preferred but Revit or Vectorworks are assets.
- Excellent organizational, time management, and communication skills.
- Strong interpersonal skills with the ability to collaborate across disciplines and present to clients
- Solid technical drafting and detailing background in residential construction assemblies, envelope, building-science fundamentals, mechanical, electrical, geotechnical, civil and structural coordination.




- Working knowledge of permit drawing requirements and knowing how to navigate applicable building codes, accessibility standards, and industry best practices across BC, Ontario, Alberta, and US jurisdictions.
- Comfortable owning a single model across its full lifecycle rather than a fixed drawing set. This requires discipline in model management, versioning, change management and quality control.
- Solid attention to detail and the ability to carry several active projects to deadline simultaneously.
- Clear, professional and proactive communication for collaborative work with designers, project managers, consultants, and site teams.

Nice to Have

- Ability to produce and manage renderings, VR walkthroughs, and 3D navigation for client-facing presentation.
- Interest in AI integration and a keep desire to learn how to use it within a residential design context.
- Practical field literacy sufficient to resolve RFIs accurately and re-issue Supplemental Instructions (SI) and Sketches (SK) during construction.
- A good understanding of how design impacts the cost of construction.
- Able to read and interpret legacy AutoCAD drawing sets and migrate selected information into the BIM model, since existing Linwood documentation predates BIM
- Can see the overall design concept and reinforce that concept through applications of building materials and detailing.
- Experience with SQM (Sales Quote Manager) or equivalent package pricing platforms to understand what model elements need to be quantified.
- Experience designing for a prefabricated or panelized construction environment
- Exposure to post and beam or timber frame residential design
- Experience producing marketing-grade renders for website or promotional use
