Job Summary
We are currently looking for a Director of Asset Management to join our team at Sidewalk. This is a new seat, and a senior one. You will own the financial performance and long-term value of our portfolio - setting the investment strategy, the targets, and the capital plan that the rest of the business executes against.
Reporting to the Vice President, you will work in close partnership with the Director of Property Management, who runs leasing and operations against the strategy you set. You will underwrite what we buy, decide what we hold, refinance, or sell, manage our lender relationships, and tell ownership the honest story of how the portfolio is performing.
Our ideal candidate is analytical to the core but allergic to ivory towers. We are a lean, horizontal team - the person who owns the strategy is also the person who builds the model, walks the building, and pushes back when the numbers do not support the story. If you want to see the direct line between the work you do and the buildings that change on the street outside, this is that job.
What you will own:
- Setting the investment strategy and business plan for each asset and for the portfolio overall, aligned with ownership objectives.
- Owning the portfolio's financial targets - NOI, returns, valuation growth - and holding the assets accountable to them.
- Leading the annual budgeting and forecasting process alongside property management and accounting.
- Building and maintaining the financial models, valuations, and cash-flow forecasts behind every asset.
- Developing the hold, sell, and refinance recommendations for each asset, and making the case for them.
- Sourcing, evaluating, and underwriting acquisitions, and leading dispositions through to close.
- Managing lender relationships and the portfolio's debt profile, covenants, and maturities, and leading financing and refinancing activity.
- Prioritizing capital across the portfolio so the dollars go where the return is, and approving major operating and capital expenditures within delegated authority.
- Setting market-rent positioning and rental-rate targets for the property management team to execute against.
- Owning portfolio performance reporting to the Vice President and ownership, including a dashboard that pulls financial and operational data into one place.
- Managing portfolio-level financial, market, and operational risk, along with insurance, tax, and regulatory compliance in partnership with the relevant teams.
- Setting the standards for how we underwrite, value, report, and measure performance - and finding the AI and automation tools that make that work faster and sharper, measuring results before we scale them.
What we are looking for:
- A university degree in finance, real estate, business, economics, or a related field. A graduate degree or professional designation - an MBA, CFA, CPA, or a recognized real estate / appraisal designation - is an asset, and there is no certification that is not.
- 5-10+ years of progressive experience in real estate asset management, investment analysis, or finance.
- Advanced financial modelling and analytical skills, with a strong command of real estate valuation, underwriting, and portfolio performance measurement.
- High degree of competence with MS Office products, particularly Excel, and with financial and property management systems - plus the curiosity to get more out of the technology than the last person did.
- The ability to explain complex financial information clearly to executives, lenders, and owners.
- Sound judgment, comfort with ambiguity, and the ability to simplify complicated messages.
- An entrepreneurial streak, a get-it-done attitude, and the ambition to step outside your comfort zone as the portfolio grows.
