Job Summary

We are currently looking for a Senior Analyst, Asset Management to join our team at Sidewalk. Reporting to the Director of Asset Management, you are the analytical engine behind the portfolio - the models, the budgets, the underwriting, and the reporting that every real decision around here gets made on.

This is a hands-on seat with a wide view. In a given week you might underwrite an acquisition, rebuild the operating budget for a heritage building mid-conversion, dig into why an asset missed NOI by four percent, and put together the lender package for a refinancing. You will work directly with property management, development, construction, and accounting, and your analysis will land in front of ownership.

Our ideal candidate is a details freak who can also see the whole board. You are quick in Excel, sceptical of your own assumptions, and comfortable saying "the model does not support that" to someone more senior than you. We are a lean, horizontal team, so there is real room here to own your work and grow into more.

What you will do:

- Build and maintain financial models, valuations, and cash-flow forecasts for each asset and for the overall portfolio.
- Underwrite acquisition, development, and refinancing opportunities, including sensitivity and scenario analysis.




- Prepare annual operating and capital budgets with the property management and accounting teams, and maintain rolling forecasts.
- Analyze monthly and quarterly results, investigate variances to budget and prior year, and explain what is actually driving them.
- Prepare monthly, quarterly, and annual portfolio reporting, investment memos, lender packages, and investor-style updates.
- Build and maintain the portfolio performance dashboard, consolidating financial and operational data into one reliable source.
- Complete market and comparable-property research to support leasing, marketing, and rental-rate strategy.
- Analyze lease proposals and renewals, including net effective rent analysis for commercial deals.
- Model the return on value-add opportunities - unit renovations, energy efficiency, amenity and technology investments - and major capital projects.
- Complete the data-driven analysis behind the big calls - financings, rezoning, design development, construction tendering, and lease-up strategy.
- Support acquisitions and dispositions through due diligence, including review of leases, rent rolls, operating statements, and third-party reports, and coordinate with internal teams and consultants through closing.
- Track the portfolio's debt profile - maturities, covenants, loan-to-value, and debt service coverage - and support financing and refinancing through to close.
- Improve the models, templates, and reporting processes you inherit, including applying AI and automation tools where they genuinely improve speed or quality.

What we are looking for:





- A university degree in business, finance, real estate, economics, or a similar field. Progress toward a professional designation (CFA, CPA, or a recognized real estate / appraisal designation) is an asset.
- 2-4 years of experience in real estate asset management, investment analysis, valuation, development, real estate private equity, or investment banking.
- Advanced analytical and financial modelling skills, with expert working knowledge of Microsoft Excel and PowerPoint and depth and breadth of understanding across many different technology platforms.
- Excellent written and verbal communication and presentation skills, including the ability to present analysis clearly to executives and external stakeholders.
- Superior organizational skills, real attention to detail, and the ability to manage multiple tasks and meet time-sensitive deadlines.
- A critical thinker with good judgment, comfortable working with ambiguity and simplifying complicated messages.
- An entrepreneurial self-starter who works well independently and synergistically in a lean and horizontal corporate structure.
