This is a unique opportunity for a senior real estate leader who is looking to join a smaller, entrepreneurial, family-business environment where they can have meaningful influence and long-term impact.This role is based full-time at the head office in Edmonton and includes approximately 6 to 8 weeks of travel per year to the Northern portfolio. For someone who enjoys unique markets, relationship-driven business, and the opportunity for adventure, this position offers exposure to a portfolio and operating environment unlike most traditional real estate opportunities.About the RoleWe are seeking a senior real estate leader to oversee the full lifecycle management of the company's real estate portfolio, with a primary focus on deal‐making, acquisitions, investment strategy, and portfolio optimization.This role operates at the executive level and works directly with the Chief Operating Officer to drive growth, capital deployment, and strategic asset performance, while providing oversight to the Director of Property Management and associated operational teams.The successful candidate will co‐lead real estate transactions, financial underwriting, partnerships, and large‐scale portfolio decisions, while ensuring alignment between overall business strategy and operational execution.Key ResponsibilitiesImplement the company's real estate investment and portfolio strategyOversee asset improvement and performance across a diversified, multi‐asset real estate portfolioIdentify opportunities to optimize value, improve returns, and support long‐term growthAcquisitions,



Deals & TransactionsLead sourcing and execution of real estate acquisitions, partnerships, and investmentsNegotiate and finalize letters of intent, purchase and sale agreements, joint venture agreements, leases and other contractsStructure transactions to align with financial and operational objectivesStrengthen deal pipeline and market positioning across Northern regionsFinancial Performance & Investment AnalysisPerform financial analysis, pro forma modeling, and feasibility analysisEvaluate return thresholds, capital deployment, and portfolio performanceOversee budgeting, financial planning, and investment recommendationsDevelopment OversightProvide oversight of development and redevelopment initiativesCollaborate with development and construction teams on project planning and executionEnsure alignment between development, operations, and long‐term strategyLeadership & Organizational OversightProvide direction and leadership oversight to the Director of Property ManagementAlign operational execution with portfolio strategy and financial goalsDevelop and oversee high‐performing teams across operations and project execution teamsCross‐Functional IntegrationWork closely with Finance, Legal, Development, and Hospitality teamsEnsure seamless execution of real estate initiatives across departmentsIntegrate operational insights into investment and strategic decision‐makingRelationships & Market PresenceBuild and maintain relationships with brokers, lenders, tenants, local authorities,



government representatives and partnersOversee regulatory, legal, and environmental complianceIdentify and mitigate risk across acquisitions, development, and operationsEnsure governance and due diligence standards are maintainedExecutive Reporting & Strategic PlanningProvide strategic reporting to the COO and executive leadership teamSeek advice and deliver insights on portfolio performance, strategy execution, deal pipeline, capital allocation, risk and market trendsContribute to long‐range planning and corporate growth initiativesQualifications & Experience10+ years in real estate investment, acquisitions, and portfolio managementProven experience leading complex transactions and deal executionStrong financial acumen, including modeling and capital planningExperience managing multi‐asset or mixed‐use portfoliosLeadership experience in managing teams and cross‐functional collaborationExperience in Northern or remote markets may be considered an assetLeadership AttributesStrong negotiator and communicator with demonstrated deal‐making capabilityResults‐oriented with high accountabilityCollaborative leader with executive presenceAdaptable, with the ability to operate in evolving and growth‐focused environmentsDepending on performance, success and demonstrated leadership, it is hoped that the Vice President, Real Estate can continue to grow into more senior executive roles within the company.Base salary up to $225,00020% target bonusComprehensive health and wellness benefitsRRSP matching program after one year of employmentPotential future equity‐based incentivesThis opportunity is best suited for a senior real estate skilled who is excited by unique markets, long‐term value creation, and the opportunity to be part of a smaller, entrepreneurial organization with significant growth ahead.
