Role Description
Equium Group is seeking an experienced and driven Residential General Manager to oversee a portfolio of residential properties within the Calgary region. This leadership role is responsible for ensuring operational excellence, strong client relationships, and consistent service delivery across the assigned portfolio.
The Residential General Manager will supervise Property Managers and support staff while ensuring that properties are managed efficiently, residents receive exceptional service, and client expectations are consistently met. The successful candidate will play a key role in maintaining property performance, supporting team development, and implementing operational best practices.
Key Responsibilities
- Oversee the operations and performance of a regional portfolio of residential properties.
- Provide leadership, mentorship, and guidance to Property Managers, Resident Managers, and administrative support staff.
- Ensure consistent delivery of high-quality property management services and strong resident satisfaction.
- Support Property Managers in addressing complex tenant, owner, and operational issues.
- Monitor property performance, including occupancy, rent collection, operating costs, and service levels.
- Review and support the preparation of annual operating budgets, financial reporting, and variance analysis.
- Ensure compliance with Alberta Residential Tenancies Act, RECA requirements, and company policies.
- Conduct regular property inspections to ensure properties are well-maintained and operating efficiently.
- Assist with capital planning, maintenance strategies, and renovation initiatives.
- Maintain strong relationships with property owners, investors, and key stakeholders through clear communication and performance reporting.
- Collaborate with leasing, maintenance, and accounting teams to ensure seamless operations.
- Participate in training, and performance management of property management staff.
- Identify opportunities for operational improvements, efficiencies, and enhanced resident services.
- Stay informed on market conditions, rental trends, and industry best practices.
Qualifications & Skills
- 7+ years of residential property management experience, with demonstrated portfolio oversight.
- RECA license required.
- Post-secondary education in Business, Property Management, or a related field is considered an asset.
- Professional designations such as CPM, RPA, or ARM are considered an asset.
- Strong leadership and team development skills.
- Excellent communication, conflict resolution, and relationship management abilities.
- Strong organizational and problem-solving skills with the ability to manage multiple properties and priorities.
- Proficiency with property management software (Yardi, Buildium, or similar) and Microsoft Office Suite.
- High level of professionalism, accountability, and customer service focus.
