A Calgary based Commercial Real Estate & Development firm involved in building and managing ‘top tiered’ industrial, retail, and suburban office spaces. Their development projects in Western Canada, the GTA & the USA have positioned them as one of the largest and well-respected commercial developers and real estate managers in Canada.

THE ROLE

Seeking a highly skilled and experienced Property Accountant to join the team. As a key member of the finance department, you will play a crucial role in managing the financial operations of our commercial properties. You will need a solid background in full-cycle accounting, expertise in budgeting for commercial properties, and a passion for accuracy and attention to detail.

WHAT'S INVOLVED

- Prepare monthly financial statements, cash forecasts, working papers, and revenue variance analysis
- Maintain amortization tables for fixed assets and debt
- Organize daily bank reconciliations, calculate monthly distributions to owners and clients, and file GST reports
- Prepare and reconcile tenant CAM calculations and related tenant statements,



while supporting the property management team with CAM reconciliations and tenant communications
- Set up tenant leases in Yardi and maintain recovery models
- Complete budget preparation including the entry of capital plans and leasing assumptions into Yardi, calculation of tenant recoveries, and creation of the revenue budget for your portfolio
- Prepare annual working papers, support the audit process, and income tax filings
- Participate in the development of accounting best practices and contribute to the enhancement of team processes
- Perform other duties as assigned

WHAT'S REQUIRED

- 5+ years of full-cycle accounting experience in commercial real estate accounting
- Proven expertise in budgeting for commercial properties
- Proficiency in reading and interpreting tenant leases
- Working knowledge of recovery models pertaining to retail, office, and industrial properties
- Strong working knowledge of real estate accounting software and Microsoft Office applications
- Yardi experience
- Applicants without Commercial Real Estate experience will not be considered
