You Are:

Characterized by your keen attention to detail you ensure that contractual agreements are upheld, meticulously manage project timelines, budgets, and specifications. You can lead a team of individuals in recent and innovative ways. You possess a unique blend of creativity and technical proficiency,



allowing you to effectively translate design concepts into actionable plans while adhering to contractual obligations. You have the ability to maintain a balance between creative vision and practical implementation enabling projects to be executed to the highest standards. You thrive in a dynamic yet professional environment where you interact with diverse teams and individuals across multiple locations.

Role Summary:

The intermediate - senior contract administrator requires a high level of experience in construction in an architectural firm. This individual will perform responsibilities related to contract administration, with limited supervision, to represent the architect in office and field activities, including attendance at meetings, performing field reviews, responding to contractor inquiries, review of submittals, issuance of change management documents, communication and coordination with internal and external teams, and interpretation of construction contract documents.

What you will work on:

• Performs site reviews/visits on a regular basis to review project constructability and building code compliance

• Prepares regular field reports, in conformance with S2 standards, to document progress, identify deviation from the construction contract and track to completion

• Liaises with client and contractor to resolve issues/concerns

• Coordinate and review shop drawings, schedules, samples, alternate requests, and project change documents to confirm all project documentation is accurate and complete

• Coordinate, evaluate and process payment certifications

• Involvement in Substantial Performance and Ready for Turnover review process, evaluating project completions and processing of payments

• Coordinate with contractor, sub-consultants or relevant building authorities to address and document issues or owner concerns

• Prepare and coordinate project change documentation, including sketches and drawings or facilitating preparation of sketches and drawings with internal and/or external teams

• Attend and conduct progress meetings before, during,



and after the project to exchange information and resolve issues or concerns with various key stakeholders

• Prepare and issue meeting minutes and track issues for resolution

• Coordinate project close out documents for submission and forwarded to appropriate parties upon completion of the project

• Assist design and technical staff with constructability reviews and provide feedback / mentorship

• Represent the organization and interact in a professional manner with clients, sub-consultants, suppliers, and contractor representatives

• Attend regular internal coordination meetings to report on progress and issues related to assigned projects.

• Always maintain safe work practice procedures while on construction sites

• May be required to travel to project locations

• May be required to provide support or assist with various tasks at various skills levels as may be required for project and / or firm success

You will need technical competencies:

• Microsoft Office Suite

• Autodesk Revit – asset

• Autodesk AutoCAD – asset

• Bluebeam REVU – asset

You will need knowledge competencies:

• Advanced+ understanding of:

- Design Build, Construction Management, and Design Bid Build contract environment
- Contract administration of construction projects
- Construction and consulting contracts, including the CCDC-2, CCDC-5, and the RAIC Document Six.
- Contract administration of construction projects
- Design and construction process
- Project design process, creative detailing, specifications, and overall building systems
- Roles and responsibilities of the various construction and consulting teams and relationships.
- Building codes and regulatory requirements
- Site safety procedures including use of travel / fall restraint, and standard hazard assessment
- Current building systems and code changes
- Sequence of construction

What you will require:

Education, Licenses & Certifications:

• Industry relevant post-secondary diploma or degree, or

• Direct construction experience may be considered

• Certified Construction Contract Administrator is an asset.

• Membership in a relevant professional association is an asset

• Personal vehicle & valid driver’s license is required

Experience:

• Minimum 7 years of experience in architectural contract administration role, and / or

• Minimum 10 years of progressive experience within an architectural office setting
