SUMMARY OF THE ROLE:

The Marketing & Specialty Leasing Manager is responsible for growing miscellaneous revenue, increasing traffic, and enhancing the guest experience at Sherwood Park Mall in alignment with the Centre’s brand and business objectives. This role combines specialty leasing, marketing strategy, community engagement, and people leadership, and reports directly to the General Manager. The successful candidate will oversee temporary leasing, sponsorships, advertising, events, digital channels, and Guest Services operations, while leading a front line team that supports a welcoming, high performing, and guest focused shopping centre setting.

WHAT YOU’LL DO:

Specialty Leasing

- Prospect, negotiate, and lease temporary spaces for kiosks, carts, and in-line locations to achieve annual miscellaneous revenue targets for the shopping centre.
- Cultivate branded sponsorships opportunities for the common area and other revenue-generating opportunities (e.g., media and vending).

Marketing and Brand Strategy

- Develop creative strategies to increase revenue while maintaining high standards of service and presentation.
- Monitor visual presentation of common area installations and work with licensees to ensure professional operations and contract compliance.
- Develop and execute the Centre’s branding, marketing, and communication strategy, including advertising, special events, and community initiatives.
- Coordinate and execute Centre marketing materials, displays, and promotional installations.
- Lead innovative promotions, special events, and community partnerships that drive traffic and sales, while enhancing the Centre’s brand, and supporting retailers.
- Manage and grow the Centre’s digital presence, including social media platforms (e.g., Instagram, Facebook, Linked In etc.).
- Ensure the Centre’s website is accurate and up to date.

Guest Services Leadership

- Lead the day-to-day operation of the Guest Services function, ensuring a consistently high standard of service for guests, retailers, and community partners.
- Provide leadership, coaching, scheduling, and performance management for the Guest Services team, including the Guest Services Lead and Marketing Coordinator.
- Establish and uphold service standards, policies, and procedures that support exceptional guest experience.
- Oversee guest inquiries, feedback, and escalated service matters in a professional and timely manner.
- Support the execution of centre events, promotions, and community initiatives through strong guest service planning and on-site coordination.
- Oversee Guest Services programs and administration, including gift card sales and controls, lost and found, guest amenities, and reporting.
- Work collaboratively with Operations, Security, Cleaning team, and retailers to ensure a safe, welcoming,



and well executed guest experience across the property.

Community Engagement & Relationship Management

- Represent Sherwood Park Mall in the community to build and foster external relationships.
- Collaborate with tenants, local organizations, and non-profits to enhance tenant relations and guest experiences.
- Liaise with new and existing retailers to strengthen relationships and support the Leasing team’s strategic objectives.

Operational & Administrative Duties

- Develop and manage Specialty Leasing and Marketing budgets, ensuring revenue targets and expenses align.
- Monitor and report on the performance of marketing initiatives, including social media KPIs and the gift card program.
- Maintain and update a robust database of clients, vendors, and contacts for business development purposes.
- Research market data, analyze industry trends, and collaborate with internal teams to adapt strategies.
- Negotiate advertising and media contracts while fostering relationships with media representatives.
- Other duties as assigned.

Creative & Design

- Design marketing collateral, such as leasing brochures, newsletters, and promotional materials, using tools like Adobe Creative Suite and Canva.
- Stay informed on industry trends, including kiosk design, merchandising, and specialty leasing concepts.

WHAT YOU’LL HAVE:

Technical Skills

- Interest in emerging tools and technology, including AI-enabled platforms such as, Microsoft Copilot, to improve efficiency, communication, reporting, and marketing execution
- Proficiency in Microsoft Office (Power Point, Excel, Word).
- Experience with graphic design software, including Adobe Creative Suite, Photoshop, and Canva.
- Strong understanding of leasing and retail management principles.

Education & Certifications

- Licensed through RECA (or ability to be licensed as condition of employment)
- Bachelor’s Degree or College Diploma in Marketing, Advertising, Business, or a related field (preferred).
- Marketing I or II from ICSC, SLD, and/or CMD certifications (an asset).

Experience

- Minimum of 5 years’ experience in strategic marketing, event management, sales, sponsorship, or retail leasing.
- Retail management experience is an asset.
- Experience leading customer facing teams in a retail, shopping centre, hospitality, or service environment is preferred.

JOB LOCATION & CONDITIONS:

- Working out of our Sherwood Park Mall during regular business hours (8:30 AM to 4:30 PM).
- Flexibility to work evenings, weekends, and travel as required.
- This job requires the individual hired to maintain the ability to work from a remote location during pandemic related situations by having access to a proper working computer and a secure and strong internet connection. Royop will provide the means to log onto our work systems.
