Job Overview
The role
Manage assigned projects from preconstruction through turnover and closeout. You will lead budgets, schedules, procurement and client communication, working closely with the Site Superintendent to deliver the work safely, meet opening dates and achieve the required quality.
Key responsibilities
Review drawings, specifications, existing conditions and contract requirements. Identify scope gaps, coordination issues and construction risks before they affect the work.
Develop and maintain project schedules, including design approvals, procurement, owner-supplied items, inspections and turnover milestones.
Prepare trade scopes, obtain and compare quotations, and coordinate subcontract awards, purchase orders and material procurement within approved authority.
Track budgets, commitments and costs to complete. Prepare accurate forecasts, review trade invoices and support progress billing with accounting.
Manage changes and contractual notices. Document cost and schedule impacts, obtain required approvals and maintain current change logs.
Coordinate RFIs, shop drawings, samples and consultant reviews so that the site team has current information when it is needed.
Lead client, consultant and landlord meetings. Issue clear minutes, assign actions and follow up until decisions and outstanding items are resolved.
Work with the superintendent on trade sequencing, manpower and short-term planning. Flag delays early and develop practical recovery plans.
Coordinate landlord requirements, permits, service shutdowns and inspections, including interfaces with base building and owner-appointed contractors.
Oversee quality with particular attention to millwork, architectural finishes and the coordination of mechanical, electrical and life safety systems.
Support implementation of SBN's safety program and address concerns raised by the site team promptly.
Lead closeout, including commissioning, deficiencies, occupancy documentation, as-built records, manuals, warranties and client handover.

Word, Outlook and digital document management.
Clear written and verbal communication, sound commercial judgment and the ability to lead meetings, resolve issues and hold others accountable respectfully.
