Dulex Construction is a specialized construction firm based in the Greater Vancouver Area. We work only on tenant improvement projects across Greater Vancouver and the Fraser Valley. We manage interior build-outs for office, retail, medical, and industrial clients, and our reputation rests on clear scopes, coordinated trades, and predictable outcomes.

We are not a generalist contractor. Tenant improvements are the core business. That focus is what makes Dulex effective, and it sets the standard this role is expected to uphold.

The Opportunity
Dulex is growing with intention. We have an active project roster and a strong pipeline, and we are building the team to match.

This role is not a backfill. It is a new seat, created so our Project Managers can focus on delivery while a dedicated estimator owns pricing. The person in this seat will be the engine of our pursuit pipeline. Their numbers will directly decide which projects we win and how profitable they are.

Key Responsibilities

Estimating

- Prepare estimates across all budget classes, from Class D conceptual budgets through Class A and tender-level pricing
- Build divisional cost breakdowns. Write project-specific scope descriptions, assumptions, allowances, and exclusions that support the numbers.
- Perform quantity take-offs from drawings
- Prepare budgets for pre-construction and construction contracts
- Maintain and improve Dulex’s estimating templates, unit-rate database, and historical cost data
- Review drawings and specifications for gaps, conflicts, and risk,



and raise RFIs or clarifications before pricing goes out

Trade Pricing & Procurement Support

- Solicit, level, and analyze trade and supplier quotes so that comparisons are apples to apples
- Build and maintain a deep bench of trade and supplier relationships across Greater Vancouver and the Fraser Valley
- Hand off awarded projects cleanly to the PM team with a complete budget, scope, and trade carry sheet

Pursuit & Proposals

- Manage the estimating calendar and meet every submission deadline
- Support proposal preparation, including pricing, scope narratives, clarifications, and value-engineering options
- Join site reviews with prospective clients to give preliminary budget guidance
- Work directly with the owner on pricing strategy, margin approach, and bid/no-bid decisions
- Track win/loss results and feed lessons back into future pricing

Qualifications

- Minimum 3–5 years of estimating experience in commercial construction, with tenant improvement experience strongly preferred
- Proven ability to produce complete, accurate estimates from conceptual through tender-level documents
- Solid working knowledge of interior construction costs: framing, drywall, ceilings, millwork, flooring, doors and hardware, and mechanical/electrical/fire protection scopes
- Proficient in reading and interpreting architectural, ID, and engineering drawings
- Advanced with Excel and with PDF take-off tools such as Bluebeam
- Comfortable on calls and site walks with clients and trades




- Able to manage several estimates at once under tight deadlines

Assets (Preferred but Not Required)

- Diploma or degree in Construction Management, Quantity Surveying, Engineering, or a related field
- PQS, Gold Seal, or other industry certifications
- Design-build or design-assist pricing experience
- Experience with construction estimating software (e.g., Procore, Buildertrend, PlanSwift)
- Field or trade background
- Previous experience owning or running your own business
