About Novacom
Novacom is a Surrey-based General Contractor specializing in commercial Tenant Improvement (TI) construction for financial institutions, restaurants, offices, and retail spaces across BC. We value people, relationships, innovation, and culture and we're committed to doing construction differently by continually improving how we work, build, and collaborate. We believe in partnership and 80% of our work is repeat clients.
The Role
We're looking for an experienced
Project Manager
to join our growing team. This role focuses on TI projects ranging from
$2M-$10M
and involves managing projects from startup through closeout while working closely with site teams, clients, consultants, and subtrades. We’re looking for a Project Manager who is already running their own work and wants bigger projects, a real support team around them, and a company that will invest in taking them further.
Requirements
What You'd Run:Your own portfolio of commercial TI projects, from buyout through closeout, with a dedicated Project Coordinator and Site Superintendent on your team.
You report to a Project Director whose job is to coach you through the parts that take time to build: the monthly Procore reconciliation, pushing a schedule when it starts to slip, running a tight OAC meeting, and reading how each client wants to be communicated with. You do the work. They make sure you have the support you need.
Project startup: buyout, subcontracts, insurance, Procore setup, kick-off meetingsMonthly progress draws and budget reconciliation in Procore. You draft it, your PD reviews it before it finalizesSchedule: built with your superintendent, held with your tradesChange orders, RFIs and submittals kept moving,

not piled up for closeoutOAC progress meetings: your agenda, your meetingCloseout: binder, permits, deficiencies, holdback conversationsOur Technology stack: Procore, Acumatica, Smartsheet, Outbuild, BuildingConnected, HH2 and Microsoft 365What We Need to See
3+ years in commercial construction, including projects you have run yourself from buyout through closeout as the lead PM. What your title said matters less than whether you carried the jobSolid Procore

Experience:
budget, commitments, RFIs, submittals, change eventsConstruction admin foundations: schedule of values, progress draws, holdbacks, the change order cycleComfortable in front of a client, responsive and you don't leave emails sittingYou work office-based with a superintendent running the field. This is not a PM/superintendent hybrid rolePost-secondary or technical education in construction management or a related fieldWhat We're Looking For
You tell clients the truth about the schedule, early. We would rather have a hard conversation in week six than a surprise in week twentyYou chase the schedule instead of reporting on it. When a trade starts to slip you are on it that week, not at the next OACYou notice when a number moves. Your PD reviews the monthly reconciliation with you,

but the habit we're looking for is you catching the variance firstCloseout isn't a scramble for you. Binders, permits and deficiencies get worked the whole way through rather than left to the endYou want to be coached. You'll have a Project Director who reviews your numbers and pushes on your schedule. The people who do best here treat that as the point, not a nuisanceTrades and superintendents are partners, not resources. We hire humble, generous people and it shows on our sitesWhat

We Offer

$105,000-$124,000 base, depending on experienceAnnual Bonus against a explicit scorecard, so you'll know exactly what you're measured onRRSP matching and profit sharing. Everyone here shares in company profitabilitHybrid: Monday-Thursday in the Surrey office;
Friday on your sites orfrom homeTools to do the job properly. Procore, Acumatica, Outbuild, BuildingConnected and Microsoft 365. You won't be running a project out of a spreadsheetDefined career path. We'll show you how you move through the levels of the role and what's expected at each one, and we help coach you along the way and cover the training costs to get you there.
Close-knit team. A flat structure, regular one-to-ones with your manager, staff lunches and an annual retreat. Small enough that you're known, supported and pushed to growGiving back. We put real time into the industry we work in and the communities around it. Locally that includes the ICBA Foundation, which funds trades bursaries and mental health support across BC construction, along with causes our team and trade partners care about. Further afield, we send teams to El Salvador every year with Homes + Hope, 200+ homes built for families in need so far
