About the Role

We are seeking a reliable, hands-on Building Operator to join our property management team. The Building Operator will be responsible for the day-to-day operation, maintenance, and repair of the property's building systems, equipment, and common areas to ensure a safe, clean, comfortable, and well-maintained environment for tenants, customers, and visitors.

Working closely with the Property Management team, the Building Operator will perform preventative maintenance, troubleshoot equipment issues, coordinate contractor services, and respond to tenant and operational requests. The ideal candidate is technically skilled, proactive, and able to manage multiple priorities in a fast-paced commercial retail environment.

Key Responsibilities

- Perform routine inspections, preventative maintenance, troubleshooting, and repairs of building systems and equipment, including HVAC, plumbing, electrical, lighting, and mechanical systems.
- Monitor and maintain the operation of building automation systems (BAS), HVAC equipment, and other building systems to ensure optimal performance and energy efficiency.
- Conduct regular inspections of the shopping centre, including common areas, corridors, washrooms,



mechanical rooms, parking areas, and exterior grounds.
- Respond promptly to tenant maintenance requests, customer-related concerns, and operational issues, ensuring timely resolution.
- Monitor and maintain life safety systems, including fire alarm systems, emergency lighting, sprinkler systems, and other related equipment.
- Identify, report, and address maintenance concerns, potential safety hazards, and equipment deficiencies.
- Coordinate and oversee contractors and service providers performing maintenance, repairs, and specialized work at the property.
- Assist with maintaining the overall appearance and functionality of the shopping centre, including general repairs, lighting, signage, and common area upkeep.
- Perform seasonal maintenance duties, including snow removal coordination, salting, grounds maintenance, and monitoring exterior conditions.
- Maintain accurate maintenance logs, inspection reports, work orders, and records of equipment servicing.
- Ensure all work is performed in accordance with applicable health and safety regulations, building codes, and company policies.
- Participate in an on-call rotation and respond to after-hours building emergencies as required.

Qualifications





- Minimum 2–5 years of experience in building operations, commercial property maintenance, facilities management, or a related field.
- Experience working in a shopping centre, retail, or commercial property environment is considered an asset.
- Technical diploma, trade certification, or training in building systems, HVAC, electrical, plumbing, or a related discipline is an asset.
- Strong working knowledge of mechanical, electrical, plumbing, and HVAC systems.
- Familiarity with building automation systems (BAS), preventative maintenance programs, and life safety systems.
- Basic knowledge of fire protection systems, building codes, and occupational health and safety requirements.
- Strong troubleshooting, problem-solving, and organizational skills.
- Ability to work independently while also collaborating effectively with property management, tenants, contractors, and service providers.
- Strong customer service and communication skills, with a professional and approachable manner.
- Ability to work in a hands-on environment, respond to urgent maintenance issues, and manage competing priorities.
- Valid driver's licence and reliable transportation.
