The Repairs & Maintenance (R&M;) Manager is responsible to manage and augment the ongoing repairs and maintenance program for existing J2K Properties. You will work closely with the property owner/building managers to strengthen the existing Repairs & Maintenance programs and will implement new solutions as identified. You will also work with property owners/managers to develop a stronger preventive maintenance program to include annual inspection of units, where appropriate.

Building Managers will remain primary point of contact for tenants, and will continue to coordinate unit repairs. You will support them to troubleshoot issues as they arise and will work with the RM to ensure repairs are progressing in a timely manner. Where appropriate, you will train building managers to develop their own skills sets to complete basic repairs and to improve their understanding of building HVAC systems, water shutoffs etc.

You will have regular working hours, but will respond to emergencies off hours, as needed, and will be part of the ongoing after hours on-call cycle.

- Be a good communicator with strong inter-personal skills

- Possess strong time management and organizational skills

- Enjoy working in a dynamic environment

- Be skilled in at least one of our major areas of regular service work (plumbing, electrical, appliance repair, HVAC etc.) and will undertake to complete all needed service work in your area of expertise

- Possess general repairs and maintenance skills (handy wo/man)





- Be comfortable working with online/computer systems (training provided)

- Have a valid driver’s license and insurance

Responsibilities (expected, but not limited to):

· Complete service calls within your area of expertise

· Work with RMs to complete necessary work/repairs with minimal disruption to our tenants and quick service delivery

· Log and manage list of completed repairs

· Train building managers in basic repairs (e.g. snake drains, tighten door knobs, troubleshoot issues)

· Coordinate and monitor annual maintenance programs

· Work to develop preventive maintenance program (annual unit inspections)

· Review contractor service (availability, reliability, tenant interaction, solutions provided) to assess service level. Identify optional service providers, as needed

Pay: $52,500.00-$80,000.00 per year
