North York We are seeking an experienced Leasing Manager to join an established commercial real estate owner/operator with a portfolio of office / retail properties across the GTA. Reporting to senior leadership, the Leasing Manager will be responsible for driving leasing activity, maximizing occupancy and rental revenue, and supporting the overall performance of the office portfolio. This is a hands‑on role requiring strong market knowledge, commercial negotiation skills and established relationships within the brokerage and tenant community.
Key Responsibilities
Manage leasing activities across an assigned portfolio of commercial office properties, including current leases, renewals and expansions. Negotiate letters of intent, offers to lease and commercial lease agreements. Develop and execute leasing strategies to maximize occupancy, rental income and asset performance. Build and maintain strong relationships with existing tenants, prospective tenants and commercial real estate brokers. Monitor market conditions, rental rates, vacancies and competing properties to identify leasing opportunities. Prepare leasing proposals,
financial analyses and deal recommendations, including net effective rent calculations. Collaborate with Property Management, Construction and Finance to coordinate tenant improvements, occupancy and lease execution. Support leasing budgets, forecasts and regular portfolio performance reporting. Qualifications 5+ years of commercial leasing experience, with a strong focus on office properties. Proven experience negotiating commercial leases and managing transactions from initial discussions through execution. Strong understanding of GTA office leasing markets, rental structures and lease economics. Established relationships within the commercial brokerage and tenant community. Excellent negotiation, communication and relationship management skills. Self‑motivated, commercially astute and comfortable managing multiple leasing transactions simultaneously.
