About Bold Properties
Bold Properties Inc. is a Vancouver-based residential real estate developer that designs, integrates, and delivers high-quality, technology-forward homes across Metro Vancouver. Operating as a lean, high-output development enterprise, Bold manages the full project lifecycle — from land acquisition and design-build coordination through to sales and post-occupancy care. Bold's BoldCare program provides homeowners with an industry-leading 1/2/5/10-year warranty and a dedicated service promise: every service request responded to within one business day. Bold's in-house construction management function serves as the operational backbone connecting all external general contractors, specialist trades, consultants, and suppliers across its active development portfolio.
Position Summary
Reporting directly to senior leadership, the Construction Project Coordinator supports both the active development and post-occupancy phases of Bold's residential projects. Because Bold operates as an integrated development platform — coordinating construction activity through external contractors rather than direct-hire tradespeople — this position serves as a key operational link among senior management, consultants, contractors, trades, suppliers, inspectors, and homeowners. During active development, the position coordinates project documentation, trade activities, material procurement, schedule tracking, inspections, and project close-out. Following occupancy, the position continues to coordinate warranty and deficiency remediation through Bold's BoldCare program.
Core Duties & Responsibilities
A. Active Development Phase
● Project Coordination: Coordinate assigned residential construction projects through active construction and project close-out, working with senior management, consultants, contractors, trades, suppliers, and inspectors to support project delivery in accordance with established schedules, specifications, and project requirements.
● Drawing & Document Coordination:
Maintain and organize current project drawings and construction documentation; distribute updated drawings and related information to trades and subcontractors and follow up to ensure current project information is being used.
● Submittal Coordination: Coordinate material and shop-drawing submissions among trades, suppliers, consultants, and project management; maintain submission records and follow up on outstanding reviews and approvals.
● Site & Trade Coordination: Coordinate day-to-day project activities with trades, subcontractors, suppliers, inspectors, and other project participants; monitor work progress, identify outstanding items, and follow up on completion timelines.
● Material Procurement Coordination: Coordinate the ordering and delivery of construction materials and project-related items; communicate with suppliers and trades to confirm requirements, delivery schedules, and site availability.
● Project Meetings & Reporting: Coordinate construction meetings with trades, consultants, and suppliers as required; prepare meeting minutes, action-item lists, progress records, photographs, and other project documentation for management review.
● Inspection & Quality Coordination: Schedule and coordinate construction inspections and site access; conduct follow-up site walkthroughs to verify completed work, identify outstanding deficiencies, and coordinate corrective work with the appropriate trades.
● Construction Schedule & Progress Tracking: Track construction activities and key project milestones, maintain progress records, and report delays, outstanding work, or coordination issues to senior management.
● Project Close-Out & Deficiency Coordination: Assist with project close-out by tracking outstanding construction items and deficiencies, coordinating completion work with trades, and maintaining supporting inspection and completion records.
B. Post-Occupancy / BoldCare Phase
● BoldCare Program Management:
Administer Bold's BoldCare warranty and deficiency remediation program across all completed projects; triage homeowner service requests received through the Conasys Homeowner Care Portal within the 1-business-day response commitment.
● Deficiency & Warranty Contractor Coordination: Coordinate and schedule the activities of external deficiency and repair contractors; arrange access with homeowners, confirm repair scopes, follow up on completion, and review completed work before file closure.
● Warranty Documentation & Reporting: Maintain all post-occupancy warranty documentation, repair records, and homeowner correspondence in the Conasys portal; generate periodic BoldCare performance reports for senior leadership.
Employment Requirements
Education
● Post-secondary education in construction technology, engineering, project management, business, or a related field is preferred; an equivalent combination of education and relevant construction industry experience will be considered.

● Demonstrated experience coordinating external subcontractors, specialty trades, suppliers, and other project participants is required.
● Experience with post-occupancy deficiency management, warranty administration, or homeowner care programs in a residential development context is an asset.
