Job DescriptionJob Description
Manager of Projects (Kingston) – Building Envelope
We’re looking for a Project Manager to lead building envelope projects across industrial, commercial, residential, and institutional properties in the Kingston and Eastern Ontario regions. You’ll manage waterproofing, roofing, cladding, glazing, traffic coatings, and railing scopes from preconstruction through to installation, testing, and closeout. Projects may include new construction, occupied-building retrofits, and envelope rehabilitation.
The role suits someone who understands how envelope assemblies come together in the field and can manage the trade coordination, procurement, and cost decisions that keep the work moving.
Key responsibilities
- Review drawings, specifications, and tender documents. Identify scope gaps, clarify trade responsibilities, and level subcontractor quotes before award.
- Manage project budgets, schedules, procurement, subcontract agreements, progress billings, and change orders.
- Coordinate shop drawings, product data, samples, mockups, RFIs, and consultant reviews. Track approvals against fabrication and installation dates.
- Work with site supervisors and subcontractors to plan access, sequencing, temporary weather protection, and work in occupied buildings.
- Coordinate interfaces between roof membranes, wall systems, glazing, and below-grade waterproofing to maintain continuity of air and water control layers.
- Manage field reviews, specified testing, deficiency resolution, warranties, and closeout documentation.
Required experience
- A minimum of five or more years of building envelope construction project management experience.
- Demonstrated experience coordinating multiple envelope trades, with hands-on project management responsibility in at least two of the following scopes and working knowledge across all four.
Scope
Waterproofing
Below-grade foundation walls, elevator pits, slabs, etc. . Familiarity with sheet or liquid-applied membranes, substrate preparation, drainage layers, penetrations, and tie-ins.
Roofing
Low-slope roofing installations or replacements involving SBS modified bitumen or single-ply systems. Experience coordinating insulation, drainage, parapets, curbs, flashings, and manufacturer inspections or warranties.
Cladding
Metal siding, architectural panel systems, or rainscreen assemblies. Experience coordinating subframing, insulation, air and water barriers, flashings, and transitions at openings.
Glazing
Curtain wall, storefront, punched windows, or exterior doors. Experience managing shop drawings, field dimensions, fabrication lead times, perimeter seals, and specified air or water testing.
- Ability to read architectural and structural drawings, interpret technical specifications, and turn field conditions into explicit RFIs, scope clarifications, and change proposals.
- Experience working with owners, general contractors, consultants, manufacturers, and subcontractors.
- A degree or diploma in civil engineering, architectural technology, construction management, or a related field, or equivalent industry experience.
Preferred qualifications
- Experience with occupied-building envelope retrofits, phased replacements, or projects requiring temporary enclosure and protection.
- Experience leading projects through tendering, award, construction, and closeout with responsibility for both cost and schedule.
- Familiarity with project scheduling, cost tracking, and construction document management software.
- A strong network of suppliers, subcontractors, vendors and trades in the Kingston and Eastern Ontario regions is an asset.
Job location will be a hybrid between working in our Toronto office as well as visiting your project sites in the Kingston/Eastern Ontario region.
