Position: Maintenance Technician – Full Time

Position Summary

The Maintenance Technician supports the safe, effective operation and upkeep of the Wellings of Stittsville community. This hands-on role focuses on preventative maintenance, troubleshooting, repairs, inspections, work orders and accurate records. The successful candidate is organized, proactive, service-oriented and able to identify issues early, complete work within their qualifications and coordinate qualified contractors when required.

Key Responsibilities

Preventative Maintenance and Building Systems

· Complete scheduled daily, weekly, monthly, quarterly and annual preventative maintenance.

· Inspect suites, common areas, mechanical rooms, equipment and exterior spaces for maintenance needs and safety concerns.

· Monitor and maintain HVAC, plumbing, water heaters, pumps, appliances, kitchen equipment and other building systems within assigned qualifications.

· Keep accurate inspection, service and maintenance records; track outstanding items to completion.

· Maintain an organized inventory of tools, supplies and replacement parts.

Troubleshooting, Repairs and Work Orders

· Assess, prioritize, complete and document maintenance requests and work orders.

· Diagnose routine issues,



identify practical solutions and recognize when specialized or licensed assistance is required.

· Perform general repairs, including drywall, painting, carpentry, doors and hardware, minor plumbing, appliances and permitted minor electrical work.

· Assist with basic HVAC maintenance and suite preparation within established qualifications.

· Test completed repairs, address recurring issues and communicate delays, parts needs and unresolved concerns.

Contractors, Building and Grounds

· Arrange qualified service providers when needed, coordinate access and provide clear information about the issue.

· Monitor contractor work, confirm completion and follow up on recommendations or deficiencies.

· Help keep suites, common areas, amenity spaces, storage and mechanical rooms, parking areas and exterior spaces clean, safe and functional.

· Identify hazards, leaks, damage and building deficiencies, and assist with seasonal maintenance and projects.

Safety, Emergency Response and Member Service

· Follow health and safety policies, safe work practices, applicable regulations and manufacturer requirements.

· Assist with fire and life safety checks and respond to urgent maintenance issues within training and capabilities.

· Escalate hazards,



system concerns and emergencies requiring specialized expertise or management attention.

· Provide courteous, solutions-oriented service to Members, visitors, contractors and colleagues.

· Work collaboratively across departments and represent Wellings of Stittsville professionally.

Qualifications and Requirements

· At least two years of verifiable building maintenance or facility operations experience; three or more years preferred.

· Practical experience with building systems, plumbing, HVAC, carpentry, general repairs and troubleshooting.

· Experience with preventative maintenance, inspections, work orders and maintenance tracking systems preferred.

· Strong organization, problem-solving, communication, computer and record-keeping skills.

· Ability to work independently and as part of a team, manage priorities and follow through on outstanding work.

· High school diploma or equivalent and a valid driver’s licence.

· Ability to obtain required workplace health and safety training and certifications.

· Relevant mechanical, electrical or HVAC training, certification or licensing is an asset.

Physical and Work Requirements

· Ability to lift, carry, bend, reach, climb ladders and work safely in mechanical and service areas.

· Ability to use common maintenance tools and equipment safely.

· Ability to work indoors and outdoors in varying weather and respond to changing priorities.

Additional Duties: Other maintenance and operational responsibilities may be assigned to support the needs of Wellings of Stittsville.

Pay: $57,000.00-$62,000.00 per year
