Our client is an owner-operator of multifamily and commercial real estate. They are hiring an experienced multifamily Property Manager to take ownership of an apartment portfolio of 500–700 units across Southern Ontario, most in the GTA — its budgets, buildings, site teams, and client reporting. The role carries 7–12 direct reports (superintendents, cleaners, and site staff). This is a senior, client-forward role: the successful candidate owns their portfolio's numbers, its buildings, and its relationships.
KEY RESPONSIBILITIES
FINANCIAL MANAGEMENT & REPORTING
- Build and own annual operating and capital budgets for each building; track monthly variances and course-correct
- Produce monthly ownership reporting: financials with variance commentary, arrears, leasing activity, and capital project status
- Manage rent rolls, collections, and arrears strategy through to LTB enforcement where needed
- Plan capital projects end to end — scope, bid, award, inspect, close out — with vendors and consultants
CLIENT-FORWARD COMMUNICATION
- Serve as the primary contact for ownership — proactive, polished, no surprises
- Present budgets, reforecasts, and capital recommendations with clear business rationale, options, and costs
- Keep residents, site staff, and head office aligned through clear written communication
BUILDING OPERATIONS
- Apply deep working knowledge of building systems: HVAC and boilers, plumbing, electrical, roofing, elevators (TSSA), and life safety / fire code
- Lead a team of 7–12 direct reports — superintendents, cleaners, site staff — and contractors; set standards and inspect against them
- Run preventive maintenance programs and hold unit turnover quality and timelines
LEGAL & COMPLIANCE
- Strong command of the Residential Tenancies Act and LTB practice: notices, applications, hearings, guideline and above-guideline increases
- Apply Human Rights Code and accommodation obligations correctly in housing situations Maintain compliance with the Ontario Fire Code, municipal property standards, and OHSA duties for site staff
- Manage insurance claims and incident response
CANDIDATE PROFILE
- Minimum 8 years as a Property Manager of multi residential rental buildings
- Proven ownership of operating and capital budgets, with solid variance reporting Polished, client-forward written and spoken English
- Deep RTA / LTB knowledge with a track record of carrying files through hearings
- Hands-on understanding of building systems and capital work Proficient with property management software — Yardi or comparable — and quick on new technology
- Able to travel regularly between properties across Southern Ontario (most in the GTA)
- ARM, CPM, or RPA designation (IREM / BOMI)
- Experience with owner-operator or institutional ownership structures
- Experience leading above-guideline increase (AGI) applications and major capital programs
- Experience supervising live-in superintendents and multi-site teams
- Valid G driver's licence
CLIENT PROFILE
Our client is an owner-operator, not a third-party — Property Managers work directly with decision makers and see their recommendations acted on. The portfolio is growing, the technology stack is modern (Yardi, Building Stack, Monday.com), and strong performers shape how the company runs, not just their own buildings.
