Job Summary

Mongrain is a third-generation, family-owned company with more than 75 years of experience in the construction industry. Specializing in waterproofing, insulation, roofing, cladding, and fireproofing, we bring decades of technical knowledge and practical field experience to every project.

As we expand into British Columbia through Mongrain Pacific Building Systems Inc., we are building a Vancouver team that combines the backing of an established company with the opportunity to help shape a growing local operation.

Duties

Review tender drawings, specifications, addenda, schedules, and contractual requirements.

Complete detailed quantity takeoffs for building-envelope and related specialty scopes.

Prepare estimates covering materials, labour, equipment, access, transportation, waste, mobilization, and subcontractor costs.

Assess site conditions, installation methods, production rates, sequencing, and weather-related requirements.

Obtain and compare supplier and subcontractor quotations, checking scope coverage and exclusions.

Identify missing information, scope gaps, design conflicts, and pricing risks; prepare clarification requests.

Develop clear quotations with inclusions, exclusions, assumptions, unit prices, and optional pricing.

Evaluate alternative products and installation methods in coordination with manufacturers and the project team.

Attend site visits, tender meetings, and scope-review discussions when required.

Track tender deadlines and incorporate revisions and addenda before submission.

Support pricing discussions, negotiations,



and contract-scope reviews.

Prepare estimate handovers for awarded projects, including quantities, budgets, supplier pricing, and key assumptions.

Assist with change-order pricing and compare completed-project costs against estimating assumptions.

Maintain current pricing records and develop relationships with BC general contractors, suppliers, and manufacturers.

Requirements

Demonstrated experience independently preparing construction estimates, preferably with five or more years of relevant experience.

Strong experience in one or more of the following: waterproofing, roofing, insulation, air barriers, cladding, or fireproofing.

Ability to read architectural and structural drawings, specifications, and construction details.

Practical understanding of construction methods, material consumption, crew productivity, and site-access requirements.

Strong Excel skills and experience with digital takeoff software such as MS Office, PlanSwift, Bluebeam, STACK, Procore or equivalent.

Ability to manage several tenders while maintaining accuracy and meeting deadlines.

Explicit written and verbal English communication skills.

Sound judgment, attention to detail,



and confidence identifying commercial and technical risks.

Ability to attend project sites throughout the Lower Mainland.

Legal authorization to work in Canada.

Additional assets

Established relationships with BC contractors, suppliers, or manufacturers.

Experience estimating commercial, institutional, industrial, or multi-residential projects.

Construction estimating, engineering, architectural technology, or related education.

Field installation or project-management experience.

Familiarity with tender platforms and construction-management software.

French-language skills are welcome but are not required.
