Our client is an established, privately traded owner-operator of commercial real estate that has been in business since the 1950's. They are hiring an experienced Commercial Property Manager to take ownership of a mixed commercial portfolio - retail, industrial, office, and medical - its budgets and recoveries, lease administration, buildings, and client relationships. This is a senior, client-forward role: the successful candidate owns their portfolio's numbers, its buildings, and its relationships.
KEY RESPONSIBILITIES FINANCIAL MANAGEMENT & REPORTING Build and own annual operating and capital budgets, including CAM / TMI budgeting, year-end reconciliations, and recoveries
Produce monthly ownership reporting: financials with variance commentary, receivables, leasing status, and capital project updates
Manage accounts receivable and arrears through to enforcement
Plan and oversee capital projects and tenant improvement / landlord work with vendors and
consultants
CLIENT-FORWARD COMMUNICATION Serve as the primary relationship owner for family office clients and key tenants - proactive, polished, no surprises
Present budgets, reconciliations, and capital recommendations with clear business rationale, options, and costs
Drive tenant relations and retention through responsive, professional communication
LEASE ADMINISTRATION Administer commercial leases: critical dates, escalations, renewal and termination options, estoppels, and insurance certificates
Interpret and apply net-lease terms correctly in budgeting and billing
Coordinate with leasing brokers on vacancies, deals, and turnover of space
BUILDING OPERATIONS, LEGAL & COMPLIANCE Apply deep working knowledge of building systems:
HVAC / BAS, electrical, roofing,

parking structures, elevators (TSSA), and life safety / fire code
Procure and manage service contracts; run preventive maintenance programs
Working knowledge of the Commercial Tenancies Act, lease enforcement and default remedies, working with counsel where required
Maintain Fire Code, building code, and OHSA compliance; manage insurance claims and incidents; support realty tax appeals
CANDIDATE PROFILE Minimum 8 years as a Property Manager of commercial properties, with exposure across two or more of: retail, industrial, office, medical
Proven ownership of operating and capital budgets, including CAM / TMI reconciliations and recoveries
Polished, client-forward written and spoken English
Strong commercial lease administration and enforcement knowledge
Hands-on understanding of building systems and capital work
Proficient with property management software - Yardi or comparable - and quick on new technology
Able to travel regularly between properties across the GTA
RPA, FMA, or CPM designation (BOMI / IREM)
Experience with medical and/or office buildings and their tenant mix
Experience reporting to family offices or private / institutional owners
Experience managing major tenant-improvement and base-building capital projects
Experience supporting realty tax appeals and insurance claims
Valid G driver's licence
CLIENT PROFILE Our client is an owner-operator, not a third-party - Property Managers work directly with decision makers and see their recommendations acted on. The portfolio is growing, the technology stack is up-to-date (Yardi, Building Stack, Monday.com), and strong performers shape how the company runs, not just their own buildings.
