Hughes Recruitment
Saskatoon
Hughes Collective is pleased to present an exciting opportunity on behalf of our client.
Title:Commercial Property Manager
Location: Saskatoon, SK
Reporting to: Commercial Leadership Team
Our Client
Our client is an established Saskatchewan commercial real estate company managing industrial, office, and retail properties. The company values people who understand the properties they manage, exercise good judgment, follow through on commitments, and treat others with respect. These values are reflected in their relationships with property owners, tenants, and one another.
The company has grown over the years without losing the familiarity of a smaller team. Leaders welcome questions and different opinions, colleagues are generous with their knowledge, and employees are encouraged to use their judgment. Honesty, accountability, and teamwork are valued across the organization. Many employees have chosen to spend years with the company, where doing good work and having a life outside the office are equally respected.
The Prospect
Knowing a property means understanding its numbers just as well as its tenants and building operations. It's being able to explain an unexpected expense, recognize when something needs attention, and confidently address concerns with an owner. As the Commercial Property Manager, you'll oversee a Saskatoon portfolio of industrial, office, and retail properties, managing everything from tenant relationships and maintenance to budgets, financial reporting, and capital planning.
Our client welcomes experienced commercial property managers, those looking to transition from residential property management, and individuals with related experience who are eager to learn. With structured training, considerable flexibility, and a team that values accountability and good judgment, you'll have the opportunity to develop your expertise in an environment that respects both your work and your life outside of it.
Key Responsibilities
As the Commercial Property Manager, you will work collaboratively and be responsible for:
1. Property Operations, Maintenance & Projects
- Oversee the day-to-day operations and condition of an assigned commercial property portfolio, conducting regular inspections to identify maintenance needs, building deficiencies, and safety concerns.

- Plan and manage capital repairs, tenant improvements, and building renovation projects, including budgeting, contractor coordination, timelines, and future replacement needs.
- Coordinate emergency responses and after-hours services, including attending properties when necessary.
2. Tenant, Owner & Lease Administration
- Develop and maintain professional relationships with property owners, tenants, and leasing agents, addressing concerns, managing expectations, and resolving property-related issues.
- Administer commercial leases, including reviewing tenant billings, interpreting lease provisions, monitoring compliance, and ensuring landlord obligations are fulfilled.
- Work with the collections team to address outstanding rental accounts and payment arrangements while maintaining accurate tenant and property records.
3. Financial Management & Reporting
- Prepare and manage annual operating and capital budgets, monitoring property performance, anticipated expenses, and financial requirements.
- Review monthly financial statements, general ledgers, and operating expenses to identify discrepancies, assess budget variances, and resolve concerns with the accounting team.
- Review and code invoices, monitor expenditures, and coordinate with accounting and administrative teams to meet processing deadlines.
- Prepare monthly owner reports that bring together financial information, property operations, maintenance activities, and upcoming capital requirements.
