About Christel Asset Management Ltd.

Christel Asset Management Ltd. is a Winnipeg-based real estate firm specializing in developing and managing multifamily, light industrial, retail, and mixed-use real estate assets. We are actively growing our assets under management. We have two early-stage multifamily projects in the development pipeline (~200+ units), and Christel currently manages a portfolio spanning a total of ~1.0 million square feet of parking and building area, with ~600,000 square feet of leasable building area across ~550 units. Christel's mandate is to build a portfolio of carefully underwritten and therefore “Christel qualified” rental assets that deliver consistent, long-term income for their owners. We are building the company on modern systems — including a company-wide Yardi Breeze Premier implementation.

The prospect

We are hiring a Financial Controller to oversee accounting staff and work closely with management to provide accurate reporting and sound financial stewardship. We seek an experienced, qualified professional who is comfortable working across both corporate and operations accounting — hands-on in the details when needed, and able to step back and see the full accounting and finance picture. If you are a self-starter with an entrepreneurial spirit, we would love to connect with you. This role will give the right candidate an opportunity to participate in decisions about the financial infrastructure, controls, and reporting the company will rely on as the portfolio grows.

What you may do

Financial Management

- Use Yardi Breeze Premier as the core finance platform and provide ideas for how to use it better, including input on the chart of accounts, approval workflows, reporting packages and system controls.

- Oversee and assist with financial onboarding of properties, including data migration, opening balances, tenant ledgers, vendor records and contract setup.

- Oversee and assist with full-cycle accounting for multiple properties (accounts payable, accounts receivable, general ledger, bank reconciliations),

stepping in hands-on when needed.

- Lead month-end and year-end close and cut-off procedures, including accruals, reconciliations, journal entry development and recording, trial balance review, cash flow projections, and preparation of financial statements.

- Coordinate payroll processing and approvals.

- Produce monthly, quarterly and annual property-level and consolidated financial statements, supported by clear variance analysis.

- Assist with annual budgeting and forecasting across the portfolio, and track rent rolls, lease obligations, recoveries and tenant charges.

- Oversee lease administration, including rent rolls, lease obligations and recoveries, and common-area / operating-cost reconciliations for commercial tenancies.

Cash Flow & Treasury

- Monitor daily cash positions, transfers and intercompany allocations.

- Manage mortgage payments, property taxes and insurance premiums.

- Oversee reserve funding, capital expenditures and lender reporting requirements.

Compliance & Audit

- Maintain accurate records to meet audit and tax requirements.

- Support year-end audit processes and liaise with external auditors.

- Liaise with banks, lenders and external tax accountants and advisors on reporting, tax filings and financing requirements.

- Stay current with accounting standards, tax rules and landlord-tenant legislation.

- Build and document finance policies, procedures and internal controls as the company scales.

Systems & Process Improvement

- Use real estate management and accounting software, with Yardi Breeze Premier as the core platform, and suggest improvements to how it is used.

- Streamline processes for reporting, budgeting and data accuracy, and ensure system integrity.

Leadership & Collaboration

- Supervise accounting staff and provide mentorship and training as the finance team grows.

- Collaborate with operations,

asset management and ownership to deliver financial insights that support ownership and asset management decisions.

- Prepare financial dashboards and KPIs for decision-making, and support lender and investor reporting.

- Support refinancing and financing activities, insurance, tax and regulatory filings, and strategic analysis of acquisitions, dispositions and capital projects, as required.

What you bring

- A degree in Accounting, Finance, or a related discipline is preferred. A CPA designation or active progress toward completion of the CPA program is considered a strong asset.

- Three to five years of progressive accounting experience, preferably including senior accounting or supervisory responsibilities. Experience in real estate or property management accounting is strongly preferred.

- Hands-on Yardi experience — Breeze or Voyager — is strongly preferred

- Strong Excel and financial analysis skills, and strong written and verbal skills, with the ability to present financials clearly.

- A self-starting, practical approach and comfort strengthening processes in a growing company, managing multiple entities and deadlines with accuracy.
