What Is Our Client Looking For?

Our client is seeking an experienced Residential Property Manager to oversee the day-to-day operations of an assigned portfolio of residential properties in Montreal. This role oversees day-to-day building operations, tenant relations, leasing activities, maintenance, budgeting, and regulatory compliance to ensure properties are well-maintained, financially sustainable, and provide a positive living experience for residents.

Tasks & Responsibilities

- Oversee daily operations of residential properties, ensuring buildings are safe, well-maintained, and operating efficiently.
- Conduct property inspections and coordinate preventative maintenance, repairs, capital improvements, and emergency response.
- Manage operating budgets, monitor expenses, review financial performance, and identify cost-saving opportunities.
- Monitor occupancy, rental revenue, rent collection, and arrears to support property performance.
- Maintain positive tenant relationships, resolve concerns, and oversee lease administration, renewals, move-ins, and move-outs.
- Collaborate with leasing teams to maintain occupancy levels, reduce vacancies, and improve tenant retention.
- Supervise and support on-site property staff, coordinating scheduling, training, and performance management.
- Manage contractors and service providers, including contract negotiations, tenders, and performance monitoring.
- Ensure compliance with applicable legislation, building codes, health and safety regulations, and company policies.
- Maintain accurate property records and prepare regular operational and financial reports for senior management.




- Support capital planning initiatives and implement best practices to improve operational efficiency and the resident experience.
- Collaborate with internal teams, including leasing, accounting, and construction, to support property objectives.

Skills & Qualifications

- 4–7+ years of experience in residential property management, with responsibility for managing one or more residential buildings or a portfolio of properties.
- Bilingual in both English and French (spoken & written).
- Proven experience overseeing residential building operations, tenant relations, leasing coordination, maintenance, and vendor management.
- Solid knowledge of applicable residential tenancy legislation, building operations, health & safety requirements, and property management best practices.
- Demonstrated experience with operating budgets, financial reporting, expense management, rent collection, and capital planning.
- Previous experience supervising property staff and coordinating external contractors and service providers.
- Strong communication, leadership, negotiation, and conflict-resolution skills.
- Excellent organizational and problem-solving abilities, with the capacity to manage competing priorities across multiple properties.
- Proficiency in property management software and Microsoft Office, particularly Excel.
- Ability to respond to urgent property matters and after-hours emergencies as required.
