Construction Project Manager – Design-Build & Industrial Building Construction

Location: Edmonton, AB
Salary: $130,000–$145,000 per year
Job Type: Full time, Permanent
Work Arrangement: In Person
Schedule: Monday–Friday
Start Date: ASAP

Lead Complex Industrial Building Projects from Pre-Construction Through Turnover

Otter Wise Talent Solutions is recruiting an experienced Construction Project Manager on behalf of an established Canadian General Contractor specializing in design-build, cold storage, food processing, distribution and technically complex industrial building construction.

This is an opportunity for a GC-side Project Manager who has personally taken ownership of complete building projects from design and pre-construction through procurement, construction, commissioning and final closeout.

We're specifically looking for someone who understands building construction.

Your background may include cold storage, food processing, manufacturing and processing facilities, warehouses, distribution centres, light-industrial buildings, institutional facilities or other technically complex commercial/industrial buildings.

Direct cold storage or food-processing construction experience is highly desirable, but it is not mandatory. A strong General Contractor Project Manager with transferable design-build and technically complex building experience should apply.

About the Role

As Construction Project Manager, you will take ownership of assigned projects and be accountable for their successful delivery.

You'll work closely with clients, architects, engineers, consultants, Superintendents, Project Coordinators, subcontractors and suppliers, maintaining alignment between design, budget, procurement, schedule and field execution.

This isn't a role where the PM hands the project to the field and steps away.

You'll remain actively involved throughout construction while maintaining control of the budget, forecast, schedule, contracts, procurement, changes, risks and client commitments associated with your projects.

What You'll Own

You will lead projects from early planning and pre-construction through final turnover, including design coordination, constructability reviews, budgeting, forecasting, scheduling, procurement, subcontractor management and contract administration.

You'll coordinate architects, engineers and consultants throughout design and construction and work closely with the Superintendent to ensure drawings, procurement, field execution and project schedules remain aligned.

You will maintain accountability for project financial performance, including budgets, forecasts, cost tracking, change management, procurement and margin protection.

You'll also manage RFIs, submittals, contracts and change orders; lead client and project meetings; resolve design and constructability issues; identify project risks; and maintain strong relationships with clients, consultants and trade partners.

Your involvement will continue through commissioning, deficiencies, turnover and final closeout.

What We Need to See

We are looking for approximately 7+ years of progressive construction project management experience, including meaningful responsibility as a Project Manager working for a General Contractor or design-build contractor.

Your resume should demonstrate that you have personally managed building construction projects through the complete project lifecycle.

Strong candidates will have hands-on experience with:

Pre-construction and design: design development, consultant coordination, constructability, estimating/budgeting and project planning.

Project execution: scheduling, procurement, subcontractor management, Superintendent/field coordination, RFIs, submittals and change management.

Financial management: budgets, forecasting, cost control, contracts, procurement and protecting project margins.

Project leadership: client management, consultant coordination, problem solving, risk management, commissioning, turnover and closeout.

Most importantly, we want someone who has been accountable for the overall outcome of their projects.

The Construction Background We're Targeting

The strongest candidates will come from a building General Contractor or design-build contractor and have managed projects such as:

- Cold storage and refrigerated facilities
- Food and beverage or food-processing facilities
- Manufacturing and processing facilities
- Warehouses and distribution centres
- Industrial and light-industrial buildings
- Institutional facilities
- Technically complex commercial buildings
- Greenfield building construction
- Major industrial tenant improvements

Experience with mechanical systems, HVAC, refrigeration, building envelopes, controls or temperature-controlled environments is particularly valuable.

An Important Distinction

When we say industrial construction, we mean industrial building and facility construction.

Candidates whose backgrounds are primarily in oil & gas field construction, pipelines, shutdowns/turnarounds, civil infrastructure, earthworks or fabrication may not have the building-construction experience required for this position unless they can also demonstrate substantial GC-side building project delivery.

General Contractor Experience Matters

This position requires someone who understands what it means for a General Contractor to own the complete project.

You should be comfortable managing the relationship between design, cost, schedule, procurement, subcontractors, site execution, client expectations and final turnover.

Candidates coming primarily from an owner, consultant, engineering or specialized subcontractor environment will need to demonstrate comparable end-to-end construction responsibility.

Leadership & Culture

We're looking for a Project Manager who is collaborative, accountable, approachable and solutions-focused.

You should be comfortable moving between the office and field, working closely with Superintendents and Project Coordinators and communicating directly with clients, consultants and trade partners.

You take ownership when something goes wrong, anticipate issues before they affect the project and understand that successful construction management requires both technical knowledge and strong relationships.

We're looking for someone who contributes to the broader team rather than operating in a silo.

Education & Technology

Relevant education in Construction Management, Civil Engineering, Engineering Technology, Architectural Technology, Building Technology or a related discipline is an asset.

A CET designation is an asset but not required. Significant progressive construction experience will be considered alongside formal education.

Experience with Trimble or comparable construction-management platforms,

scheduling software and cost-control systems is also valuable.

Compensation & Advantages

Salary: $130,000–$145,000 per year

The total compensation package includes:

- 3 weeks' vacation, negotiable based on experience
- Extended health care
- Dental care
- Vision care
- Prescription coverage
- Life insurance
- Employee Assistance Program
- Discretionary bonus
- 2% RRSP matching
- Company laptop
- $40/month cell phone allowance

Benefits begin after three months, with applicable premiums shared 50/50.

Why Consider This Opportunity?

This is an opportunity to join an established Canadian construction company with more than 30 years of experience delivering specialized and technically demanding building projects.

The organization has developed particular expertise in cold storage, food processing, distribution facilities and other technically complex design-build construction.

As Project Manager, you'll have meaningful ownership throughout the complete project lifecycle, rather than being limited to one stage of construction.

For an experienced GC Project Manager who wants to expand their expertise in specialized industrial buildings, temperature-controlled facilities and technically complex design-build construction, this is an opportunity to join an experienced team with a strong project pipeline.
