Construction Project Manager – Design-Build & Industrial Construction
Location: Vancouver, BC
Salary: $130,000–$145,000 per year
Job Type: Full-Time, Permanent
Work Arrangement: In Person
Schedule: Monday–Friday
Start Date: ASAP
Lead Complex Building Projects from Design & Pre-Construction Through Turnover
Otter Wise Talent Solutions is recruiting an experienced Construction Project Manager on behalf of an established Canadian General Contractor specializing in design-build, cold storage, food processing, industrial, distribution and technically complex building construction.
This opportunity is specifically for a GC-side Project Manager who has taken ownership of complete construction projects — not simply managed one discipline, phase or portion of a project.
You should understand what it takes to move a project from concept, design development and pre-construction through estimating, procurement, construction, commissioning and final closeout, while maintaining accountability for the project's financial performance, schedule, client relationship and overall delivery.
Direct cold storage, food processing or temperature-controlled construction experience is highly desirable, but it is not mandatory. We are equally interested in strong General Contractor Project Managers who have delivered technically complex industrial, light-industrial, commercial, manufacturing, warehouse, distribution or institutional buildings and can bring that experience into a specialized design-build environment.
The Role
As Construction Project Manager, you will take ownership of assigned projects and act as a key point of coordination between the client, consultants, field team and subcontractors.
You will work closely with Superintendents and Project Coordinators, while leading the commercial, technical and contractual sides of project delivery.
This is a hands-on construction leadership role. You will be expected to understand what is happening in the field while maintaining control of the budget, forecast, schedule, contracts, procurement, changes, risks and client commitments associated with the project.
What You'll Be Responsible For
You will lead projects from initial planning and pre-construction through completed construction and turnover, including design coordination, constructability, budgeting, forecasting, scheduling, procurement, subcontractor management and contract administration.
You will coordinate architects, engineers and consultants throughout design and construction and work closely with the Superintendent to ensure design requirements, procurement, field execution and project schedules remain aligned.
You will own project financial performance, including budgets, forecasts, cost tracking, change management, procurement and identification of potential cost or margin risks.
The role also includes managing RFIs, submittals, change orders, contracts and project documentation, leading client and project meetings, resolving design and constructability issues, monitoring schedule and project risk, and maintaining robust relationships with clients, consultants, subcontractors and suppliers.
You will remain involved through commissioning, deficiencies, turnover and final project closeout.
What We Need to See
We are looking for approximately 7+ years of progressive construction project management experience, including meaningful responsibility as a Project Manager within a General Contractor or design-build construction environment.
Your background should demonstrate that you have personally managed projects across the construction lifecycle and have been accountable for more than project administration.
Strong candidates will have direct experience with project budgets and forecasting, schedules, subcontractor procurement, contracts, change orders, RFIs and submittals, consultant coordination, client management and field execution.
You should be comfortable reading drawings and specifications, understanding construction sequencing and constructability, working closely with Superintendents and making decisions when cost, design, schedule or field issues arise.
Most importantly, we want to see evidence that you have owned the successful delivery of construction projects.
Project Backgrounds That Interest Us
We are particularly interested in Project Managers coming from General Contractors delivering industrial and light-industrial buildings, cold storage and refrigerated facilities, food and beverage or food-processing facilities, manufacturing and processing facilities, warehouses and distribution centres, institutional buildings, technically complex commercial projects and greenfield construction.
Experience with mechanically intensive buildings, HVAC, refrigeration, building envelopes, process-related construction or temperature-controlled environments is particularly valuable.
Cold-storage experience will give you an advantage, but we don't want a strong design-build GC Project Manager to rule themselves out simply because they haven't built a refrigerated facility before.
General Contractor Experience Matters
This position requires someone who understands how a General Contractor owns the entire project outcome.
If your experience has primarily been on the owner, consultant or subcontractor side, you will need to demonstrate comparable responsibility for overall project delivery.
The strongest candidates will have personally managed the relationship between design, budget, schedule, procurement, subcontractors, site execution, client expectations and final turnover.
Leadership & Culture
Technical experience is important, but so is how you operate.
We're looking for someone who is collaborative, accountable, approachable and solutions-focused. You should be comfortable working closely with field and office teams and willing to contribute beyond the boundaries of an individual task when the project requires it.
You don't operate in a silo. You communicate well with clients, consultants, Superintendents, Project Coordinators and subcontractors, take ownership when challenges arise and keep the team focused on moving the project forward.
Education & Technology
Relevant education in Construction Management, Civil Engineering, Engineering Technology, Architectural Technology, Building Technology or a related discipline is an asset.
A CET designation is an asset but is not required. Significant progressive construction experience will be considered alongside formal education.
Experience with Trimble or comparable construction/project-management technology, scheduling tools and cost-control systems is also valuable.
Compensation & Benefits
Salary: $130,000–$145,000 per year
The total compensation package includes three weeks' vacation, extended health, dental, vision and prescription coverage, life insurance,
Employee Assistance Program, discretionary bonus, 2% RRSP matching, company laptop and a $40 monthly cell phone allowance.
Vacation may be negotiable based on experience. Benefits begin after three months, with applicable premiums shared 50/50.
Why Consider This Opportunity?
This is an opportunity to join an established Canadian construction company with more than 30 years of experience delivering specialized and technically demanding construction projects.
You'll have the chance to take genuine ownership of projects throughout the complete construction lifecycle, while working alongside an experienced team of construction professionals.
For a strong GC Project Manager who wants exposure to specialized industrial, cold storage, food-processing and technically complex design-build construction, this is an opportunity to deepen your expertise while continuing to lead significant projects.
