Job description:

Live In Building Superintendent, Parry Sound, ON (Apartment Included)

We are hiring a dependable, hands on Building Superintendent to live on site and run the day to day operation of a 70 unit apartment building in Parry Sound, with an adjacent indoor self storage facility. This is a live in position. A suite in the building, with heat and water included, is provided as part of compensation.

The Building Superintendent serves as the resident manager for the property and is the primary point of contact for residents. The role is responsible for the cleanliness and order of the building, the upkeep of common areas, and the maintenance of accurate records. Strong written communication and the ability to work to a set schedule are required.

Residents and records

- First point of contact for residents, by email and in person during the day
- Respond to service requests and concerns promptly and courteously, and keep a written record of every tenant repair request and its outcome
- Print, serve and track notices, including entry notices, and complete move in and move out inspections
- Observe house rules, cleanliness and community standards, and report any breach of lease to management
- Keep an eye on the comings and goings of the building and report anything of concern
- Deal with urgent issues at the complex as they arise and escalate as needed

Cleaning and common areas

- Daily: empty common area trash, move bins under the garbage chutes, check and wipe down the laundry room, and general cleaning as needed
- Weekly: vacuum halls and lobbies, clean the elevator car and door track, clean the four stairwells, clean the two garbage chutes and chute areas, clean the exterior of laundry machines, run cleaning cycles on the washers, and pick up litter in the parking lots
- Put cardboard bins out Tuesday by 7 am and garbage bins out Wednesday by 7 am
- Shovel the front entrances during work hours when needed
- Maintain the daily and weekly cleaning logs and submit them to the office each week

Building oversight





- Daily walk of the building and grounds; investigate and log any concerns
- In winter, check the boilers and snowmelt system daily and report issues to the maintenance lead
- Monitor the fire alarm panel, inspect fire extinguishers monthly, keep the fire book current, and act as a designated fire responder
- Handle light repairs such as bulbs, running toilets and door hardware; coordinate everything larger with the maintenance lead
- Let contractors in and oversee their access
- Carry out annual unit inspections with the property manager and seasonal checks

Unit turnovers

- Clean and paint vacated units and prepare them for move in
- Show vacant suites and assist with move ins

Self storage

- Check and clean the storage facility and its bathrooms, and clean the storage floor weekly
- Check the lockers for any sign of someone living in them
- Maintain a current list of occupied lockers and reconcile occupancy and payments against the records monthly

Coordination

- Work day to day with the maintenance lead on repairs and with the property management team on tenant matters

Schedule and expectations

- Monday to Friday, daytime hours, with written logs submitted to the office weekly
- On call for urgent after hours and emergency matters
- Full time role; not suited to someone running another business

Compensation and housing

- $40,000 per year in salary
- A suite in the building is included, with heat and water, valued at $19,000 to $24,000 per year on top of salary
- Total compensation package of approximately $59,000 to $64,000
- Three month probationary period

Qualifications

- Comfortable with email and basic record keeping; this is essential
- Strong people skills and clear, skilled communication
- Background in caretaking, cleaning, property work or customer service is an asset
- Working knowledge of building upkeep, and able to paint and do light repairs
- Self starter who works independently, dependable, organized and thorough
- Criminal record check and references are conditions of the offer
