The successful candidate will be responsible for performing routine maintenance, preventative maintenance, general repairs, and troubleshooting throughout our multi-residential apartment buildings.

This is a hands-on position requiring strong general maintenance abilities, mechanical aptitude, attention to detail, and a commitment to providing excellent service to our residents.

The ideal candidate will have experience in residential building maintenance, including basic plumbing, HVAC maintenance, carpentry, drywall repairs, painting, and general building repairs. The ability to work independently, prioritize maintenance requests, and identify potential building issues before they become larger problems is essential.

Key Responsibilities:

General Building Maintenance & Repairs

- Perform routine maintenance and general repairs throughout residential suites, common areas, mechanical rooms, and building facilities.
- Respond promptly and professionally to resident maintenance requests and work orders.
- Troubleshoot and complete minor plumbing repairs, including faucets, toilets, drains, leaks, and fixture replacements.
- Perform drywall patching, painting, caulking, carpentry, door adjustments, hardware replacement, and other general repairs.
- Repair and replace minor building fixtures, including door closers, locks, hinges, handles, and ventilation covers.
- Assist with diagnosing and repairing in-suite heating units and other residential building equipment within the scope of training and qualifications.
- Complete minor appliance troubleshooting and repairs as required.
- Assist with apartment turnover preparations, including inspections, repairs, painting, and ensuring vacant units are ready for occupancy.
- Maintain the cleanliness and organization of maintenance work areas and ensure proper cleanup following repairs.

Mechanical Systems & Preventative Maintenance

- Perform scheduled preventative maintenance on building equipment and mechanical systems within the scope of the position.
- Assist with the maintenance of HVAC equipment, including make-up air units (MUA), condenser cleaning, and filter replacement.
- Inspect, clean, repair, and replace ventilation components, including ductwork and vent covers, as appropriate.
- Monitor building systems and identify potential issues involving heating, cooling, plumbing, pumps, and ventilation equipment.

- Identify equipment deficiencies and report concerns requiring specialized repairs to management.
- Assist with routine inspections of mechanical rooms, utility areas, and building equipment.
- Support licensed tradespeople and external contractors with maintenance activities when required.
- Maintain appropriate maintenance records and report completed work, outstanding repairs, and equipment concerns.

Property Inspections & Building Upkeep

- Conduct routine inspections of residential floors, stairwells, common areas, service rooms, and building facilities to identify maintenance concerns.
- Complete minor repairs identified during inspections and report larger maintenance issues to management.
- Assist with maintaining the appearance, safety, and overall condition of building interiors and exteriors.
- Support seasonal maintenance activities, including snow and ice removal, salting, and general grounds maintenance as required.
- Assist with moving equipment, materials, supplies, and other items necessary for building maintenance.
- Maintain tools, equipment, and maintenance supplies in a safe and organized manner.

Resident Service & Communication

- Provide friendly, courteous, and professional service when interacting with residents, contractors, and other staff.
- Respond to maintenance requests efficiently while minimizing inconvenience to residents.
- Communicate maintenance concerns, repair updates, and additional work requirements to management.
- Respect resident privacy and follow company procedures when entering occupied suites.
- Work collaboratively with superintendents, maintenance personnel, management, and outside contractors.

Health & Safety

- Follow all company policies, secure work procedures, and applicable Ontario occupational health and safety requirements.
- Use appropriate personal protective equipment (PPE) and safe work practices when performing maintenance activities.
- Identify and promptly report unsafe conditions, equipment deficiencies, and potential hazards.
- Follow WHMIS requirements when handling, storing, and using cleaning products, chemicals, and maintenance materials.
- Assist with building emergency situations, including water leaks, flooding, equipment failures, and other urgent maintenance concerns.

- Strong practical knowledge of general repairs, including plumbing, carpentry, drywall, painting, and basic mechanical troubleshooting.
- Ability to identify common plumbing, heating, ventilation, and mechanical problems and determine when specialized repairs are required.
- Experience working in multi-residential apartment buildings is preferred.
- Comfortable using hand tools, power tools, ladders, and common maintenance equipment.
- Good troubleshooting abilities with a practical, solutions-oriented approach.
- Ability to work independently, manage multiple maintenance requests, and prioritize tasks effectively.
