L&W; Restoration Services Ltd. is a 36-year restoration and property maintenance company serving commercial, retail, and residential clients across the Lower Mainland and Fraser Valley. We are expanding our bench of qualified independent operators to take on overflow work, specialized scopes, and service calls.

We manage the client, scope the job, handle the billing, and coordinate scheduling. You arrive on site, execute the agreed-upon scope using your own expertise and tools, and invoice us directly.

How The Business Arrangement Works

- Clear Upfront Scopes: We send you a written scope for every job. You review and confirm the job and rate before starting.
- Rate & Materials: Invoiced at $65–$75 per hour depending on trade qualification and scope complexity. Materials purchased for jobs are reimbursed at cost plus an agreed handling rate (or supplied directly by L&W;).
- Payment Terms: Net-28 payout from the receipt of a properly submitted invoice.
- Complete Flexibility: Zero minimum volume and no exclusivity. You select only the jobs that fit your schedule and territory.
- Client Boundary:



All client communication and relationship management runs strictly through L&W;’s office.

What You Must Provide

To join our subcontractor roster, independent operators must provide:

- Active WorkSafeBC Coverage: Current clearance letter in your business name or personal coverage.
- General Liability Insurance: Minimum $2M Commercial General Liability (CGL) policy naming L&W; Restoration Services Ltd. as an additional insured.
- Licensing & GST: Valid municipal business licence(s) for your operating areas and active GST registration (or confirmation of small supplier status).
- Certifications: Applicable safety and trade tickets required for your scope (e.g., First Aid, Working at Heights, Asbestos Awareness/Handling).
- Tools & Transport: Your own work vehicle, complete tool set, and unbranded work attire/truck (no competing company logos on client sites).
- Subcontractor Agreement & NDA: Signed standard L&W; Subcontractor Agreement and Non-Disclosure Agreement prior to dispatch.
