Flexible, as-needed work | Bathurst & Bloor
We are a family seeking a reliable, hands-on individual to help manage three mixed-use income properties near Bathurst and Bloor in Toronto’s Annex neighbourhood. The buildings have 25 residential tenants and 6 commercial tenants.
This role combines tenant relations, general maintenance, and coordinating repairs. We’re looking for someone friendly, practical, and comfortable resolving day-to-day issues independently.
Responsibilities
- Be the main contact for tenants and respond professionally to questions, complaints, and maintenance requests.
- Handle minor repairs and upkeep, including replacing light bulbs, patching drywall, painting, and basic troubleshooting.
- Help with cleaning, lawn care, and keeping common areas tidy.
- Arrange appliance replacements and coordinate deliveries, installation, and removal.
- Coordinate plumbers, electricians, and other trades when needed, and follow up to ensure work is completed properly.
- Check the properties regularly, identify maintenance needs, and recommend improvements.
- Occasionally assist with tenant turnover, including showings, move-in/move-out inspections, and preparing units for new tenants.
- Keep the owners informed and maintain clear records of work, expenses,
and outstanding issues.
Requirements
- Must live in the Annex and be able to attend the properties when needed.
- Flexible availability and willingness to have tenants contact you directly.
- Hands-on experience with general repairs and property maintenance.
- Friendly, patient, and respectful when dealing with tenants.
- Reliable, organized, and able to use positive judgment with minimal supervision.
- Able to recognize when a repair requires a qualified tradesperson.
- Previous property management or building superintendent experience is an asset.
Compensation and arrangement
- This is an as-needed role, with hours varying based on the buildings’ needs. It is not a full time position.
- Payment at an agreed hourly rate, with itemized invoices showing hours worked and receipts for materials and approved expenses.
- Commission for successful rentals, with terms agreed in advance.
- There may also be an opportunity to live in one of our units at a discounted rental rate.
