This is a varied, all-season position combining building and grounds maintenance, seasonal property operations, monitoring of water and wastewater systems, and coordination of contractors. The successful candidate will be self-motivated, mechanically inclined, and comfortable working independently. Applications from couples are welcome.

Property and building maintenance

· Maintain buildings, common areas, infrastructure, roads, parking areas, and shared facilities.

· Monitor roof snow accumulation, drainage, and property conditions.

· Maintain gravel roads and parking areas, including grading and erosion repairs.

· Coordinate and oversee contractors carrying out major repairs or specialized work.

· Replace hot-water tanks as needed, where appropriate to the position and work involved.

Water and wastewater systems

· Operate and monitor the property’s small drinking-water system in accordance with applicable Ontario requirements.

· Maintain required regulatory records and collect and submit water samples every two weeks, or as required.

· Monitor and operate sewage and septic systems, including pumps, lines, and seasonal operating modes.

· Activate heat trace and line-heating systems when needed and respond to frozen-line issues.

· Arrange septic servicing and pump-outs, generally approximately every two years or as required.

· Turn water on or off for units at an owner’s request.

Grounds, waste, and waterfront

· Maintain lawns, landscaping, gardens, irrigation, driveways, and parking areas.

· Mow, trim, edge, control weeds, and carry out seasonal lawn care.

· Maintain the beach, dock, waterfront, and outdoor amenities; clean the beach and dock daily during summer.

· Collect garbage daily during peak summer months and as needed during the off-season; complete additional pickups when required.

· Transport garbage and recycling to the Kenora depot and keep the property free of litter.

· Purchase and maintain plants for common areas, with costs covered by the Corporation.

Equipment and firewood

· Maintain shared equipment, including the tractor, snow blower, lawn mower, weed trimmer, air compressor, and golf cart.

· Perform routine servicing, seasonal setup, oil and filter changes, and equipment upkeep; sharpen mower blades as needed.

· Maintain and charge the golf cart and coordinate repairs.

· Order, split, stack, and manage firewood; monitor usage and deliver it to units as required.

Seasonal operations

· Prepare property systems and equipment for spring and summer, including recommissioning irrigation and preparing the waterfront and outdoor amenities.

· Complete fall winterization, including draining irrigation lines, closing crawl-space vents, storing outdoor equipment, preparing firewood, and setting rodent traps.

· Switch sewage systems between summer and winter operation and monitor heat trace and line-heating systems during freeze-up.

· Clear snow and apply sand to stairs, sidewalks, parking areas, and roadways.

· Inspect crawl-space heaters daily during cold weather.

· Conduct regular winter unit inspections—typically every five to seven days, or after occupancy—to check heating and water systems, fireplace dampers, rodent activity, and toilet and sink traps.

· Monitor sewage systems, roof snow, thaw conditions, and other potential hazards.

· Assist with spring-thaw water runoff and other seasonal needs.

What we’re looking for

· Experience in property, building, or facility maintenance, or building operations.
