Condominium Manager, Sapphire Condominium Management Remote (work from home), with site visits to client buildings in Southwestern Ontario Full time | $62,000 to $75,000 a year, based on experience | CMRAO general licence required
ABOUT US
Sapphire Condominium Management is a small condo management company serving London, Sarnia and Southwestern Ontario. We started Sapphire because too many boards were stuck chasing their own manager. Our promise to boards is simple: we answer the phone, we reply fast, and we finish what we start. We're a small team, and we're growing quickly. Right now we're taking on a number of new corporations, so this is a real seat on a team that's building something, not a spot in a large office. WHY JOIN US We'll be honest: we're small. That's the opportunity. At a big firm you'd likely do one job, the same way, for years. Here you'll be part of a growing business. You'll learn a lot of different roles and skills, and you'll be exposed to things you may not see anywhere else: taking on new buildings, helping shape how we work, and seeing how a management company actually runs from the inside. A few other things we think matter:
- A portfolio you can actually manage. Our managers carry about 10 to 12 corporations currently, not the 15 to 25 that's common at bigger firms. That leaves time to do the job properly and get to know your boards.
- Tools that take the busywork off your plate. We're a technology first company. We use effective systems to handle the repetitive work, so you can spend your time on boards, owners and buildings. We run our buildings on UpperBee (our management platform).
- Work from home. This role is remote, with visits to your buildings when the job calls for it.
- A team that backs you up. You'll work closely with our CEO, our operations director and our financial director, and you won't be left on your own.
WHAT YOU'LL DO
You'll be the main contact for your boards, owners, residents and vendors, and you'll keep your buildings safe, well maintained and running smoothly. Day to day, that means:
- Running the day-to-day operations, maintenance and administration of your condominium corporations
- Overseeing building maintenance, and coordinating repairs and service contracts
- Preparing and managing budgets, and keeping an eye on each corporation's finances
- Attending board meetings and AGMs, and keeping boards informed
- Handling owner and resident questions and concerns, quickly and kindly
- Making sure your corporations stay compliant with the Condominium Act and other rules
- Keeping accurate records
- Visiting your buildings when needed Some managers also help us grow: answering inquiries from new boards, helping with management proposals, and coming along to industry events. If that interests you, there's room for it.
WHAT YOU'LL NEED
- A current CMRAO general licence (required)
- Experience managing Ontario condominium corporations
- Comfort with property management software. UpperBee experience is a bonus, and we'll teach you if you haven't used it.
- Clear, friendly writing and phone manner. Boards choose us because we respond, so this matters a lot.
- Strong organization. You'll juggle several buildings, meetings and deadlines at once.
- A valid driver's licence and a reliable vehicle for site visits
- Willingness to learn technology tools PAY AND TERMS
- $62,000 to $75,000 a year, based on experience
- Full-time, minimum 39 hours a week, Monday to Friday
- Some evening board meetings and AGMs
- 3 weeks' paid vacation a year, plus Ontario statutory holidays
- Start date: mid to late November 2026
