Role Reportingtothe General Manager,the Property Managerwilloverseetheoperationalandfinancialmanagementofanestablishedcommercialrealestateportfolioconsistingofapproximately 1millionsquarefeetofindustrialspaceand160,000squarefeetofretailspaceacrossaportfolioof20plusproperties.Basedatthecompany’s North Yorkheadoffice,thesuccessfulcandidatewilloverseepropertiesthroughoutthe GTA,ensuringoperationalexcellence,strongtenantrelationships,effectivefinancialmanagement,andthelong-termpreservationandenhancementofassetvalue.Thisisahands-onmanagementopportunityrequiringacommerciallymindedprofessionalwhocanindependentlymanagemultiplepropertieswhilecollaboratingwithinternaldepartments,tenants,contractors,andseniorleadership.Key Responsibilities Overseetheday-to-dayoperationalmanagementofanassignedportfolioofindustrialandretailpropertiesthroughoutthe GTA.Developandmaintainstrongrelationshipswithcommercialtenants,ensuringahighstandardofserviceandresponsiveness.Prepare,administer,andmonitorannualoperatingbudgets,financialreports,andexpenseforecasts.Monitorpropertyfinancialperformance,operatingexpenses,andbudgetvarianceswhileidentifyingopportunitiesforcostefficiencies.Coordinateandoverseebuildingmaintenance,repairs,preventativemaintenanceprograms,andpropertyinspections.Managecontractors,vendors,andthird-partyserviceproviders,includingcontractnegotiationsandperformancemonitoring.Overseecapitalimprovementprojects,buildingupgrades,andmajorrepairstoensuretimelyandcost-effectiveexecution.Administercommercialleaseobligationsandcoordinatetenant-relatedmatters,includingleasecomplianceandoperationalrequirements.Ensurepropertiescomplywithapplicablebuildingregulations,healthandsafetylegislation,andoperationalstandards.Workcollaborativelywithaccounting,leasing,construction,andotherinternaldepartmentstosupportportfolioobjectives.Provideregularoperationalandfinancialupdatestothe 7+yearsofprogressivecommercialpropertymanagementexperience ,withastrongbackgroundmanagingindustrial,commercialand/orretailproperties.Demonstratedexperienceoverseeingmultiplecommercialpropertieswithinadiverseportfolio.Strongfinancialmanagementcapabilities,includingbudgeting,operatingexpenses,financialreporting,andcostcontrol.Experiencemanagingcapitalimprovementprojects,buildingmaintenanceprograms,andthird-partycontractors.Strongunderstandingofcommercialleaseadministration,tenantrelations,andpropertyoperations.Workingknowledgeof Ontario’s Occupational Healthand Safety
