Building Manager – Operations and Maintenance

About the Opportunity

The Sanctuary is seeking an experienced Building Manager to oversee the operations and maintenance of our multi-building residential strata community in Horseshoe Bay.

Reporting to the Strata Council, you will keep the property safe, well maintained and operating efficiently through preventive maintenance, timely repairs and careful cost management. The role primarily involves inspecting, planning, supervising and coordinating maintenance, together with minor hands-on repairs within your qualifications.

You will supervise the strata’s on-site maintenance contractor and work closely with the Strata Manager and Concierge Team. This position suits someone who takes initiative, communicates clearly, troubleshoots and follows issues through to completion.

Key Responsibilities

- Oversee building operations: Conduct regular inspections, identify deficiencies and arrange timely maintenance of building systems, common areas, amenities and exterior areas.
- Plan preventive maintenance: Maintain servicing schedules and help plan major repairs and equipment replacements using maintenance records, technical reports and the depreciation report.
- Supervise maintenance work: Coordinate the on-site maintenance contractor, complete appropriate minor repairs for general building maintenance, and determine when qualified trades or specialty contractors are required.
- Manage external contractors: Obtain competitive quotations, review service proposals and monitor workmanship, performance and completion of contracted services.
- Control maintenance costs: Review invoices, manage spending within approved limits and assist with the annual maintenance budget.
- Respond to emergencies: Coordinate responses to water leaks, equipment failures, power outages and other urgent building systems issues, including outside regular working hours when required.
- Maintain records and support warranty work:



Document inspections, repairs, servicing and deficiencies; assist with warranty inspections and corrective work.
- Keep stakeholders informed: Provide clear updates and practical recommendations to the Strata Council and Strata Manager while maintaining professional relationships with residents, staff and contractors.

Essential Qualifications

- At least 10 years of relevant building operations and maintenance experience, including management of multi-building residential properties and supervision of contractors.
- Strong practical knowledge of plumbing, electrical, HVAC, drainage, building controls, security, and fire and life safety systems.
- Proven ability to assess maintenance needs, troubleshoot problems and prioritize safe, cost-effective repairs.
- Experience obtaining quotations, overseeing service contracts, reviewing invoices and working within budgets.
- Ability to interpret building drawings, equipment manuals and technical reports, and maintain accurate maintenance records.
- Working knowledge of workplace safety requirements, WorkSafeBC procedures, WHMIS and emergency response practices.
- Strong organizational and communication skills, sound judgment and a respectful, service-oriented approach.
- Ability to perform essential duties safely, including property inspections, stairs and ladders, handling tools and materials, and lifting up to 50 pounds, with reasonable accommodation where required.

Preferred Qualifications

- Relevant trade certification, such as Red Seal certification, or equivalent technical training and practical experience.
- Experience with residential strata communities, warranty deficiencies and depreciation reports.
- Current first aid and CPR certification, or willingness to obtain them.

Position Details

- Employment arrangement: Full time
- Compensation: $55,000 to $75,000 per annum
- Schedule: Monday to Friday 8 a.m. to 4 p.m.
- Location: On-site at The Sanctuary, Horseshoe Bay, West Vancouver

Pay: $55,000.00-$65,000.00 per year
