Location: Lethbridge, Alberta
Employment type: Full-time, permanent

About Sumus Balt Projects
Sumus Balt Projects Ltd. (SBP) is a Lethbridge-based construction management and general contracting company. We deliver commercial and multi-family construction, tenant improvements and renovations, and maintenance and service work for a growing portfolio of owned and managed properties across southern Alberta.
We are a small, experienced team that values people who take ownership, communicate clearly, and take pride in finished work. As the portfolio we build and look after grows, we are adding a hands-on tradesperson to anchor our service work and strengthen our field crews.
The Role
The Service & Site Foreman is a certified journeyman in a construction trade who splits time between two jobs that both need a capable set of hands and a clear head.
Service point person. You are the single point of contact for property management on all service and maintenance requests. When a tenant reports a problem, you take the call, assess it, and get it fixed: on your own tools where you can, or by lining up the right trade where you cannot. You own the request from first contact to close-out and keep property management informed along the way.
Site foreman. When service volume allows, you work on our active project sites under the direction of our Site Supervisors, leading small crews and self-performed scopes, and keeping work moving safely and to plan.
The mix shifts week to week with what the properties and projects need. The right person is comfortable running a service call in the morning and working on the tools on site in the afternoon.
What You’ll Do — Service and Maintenance
- Act as property management’s first call for service requests across the portfolio: receive, log, and triage each request and set a realistic response time
- Attend site, diagnose the issue, and complete repairs within your trade and general building maintenance: doors and hardware, drywall and finishes, fixtures, minor mechanical and electrical fixes within your licensing, exterior and envelope repairs
- Scope, schedule, and coordinate subtrades when the work falls outside your trade or licence, and verify their work before close-out
- Prepare a brief written summary for each work order: what was found,
what was done, materials and subtrade costs, and hours, so the invoice can go out accurately
- Source materials and manage a small service inventory and company vehicle
- Carry out scheduled preventive maintenance and seasonal inspections and flag deficiencies before they become emergencies
- Keep tenants and property management informed on status and completion; represent SBP professionally on every visit
- Share after-hours on-call duties on a rotating basis with the rest of the team
What You’ll Do — Site Foreman
- Lead self-performed scopes in your trade on commercial, multi-family, and tenant improvement projects under the direction of the Site Supervisor, and pitch in across trades where you are qualified
- Direct and mentor labourers and apprentices; set daily tasks, check quality, and keep the crew productive
- Read drawings and specifications and build to them; raise conflicts and RFIs through the Site Supervisor before they become rework
- Help plan the day’s work: materials, equipment, access, and sequencing with other trades on site
- Maintain a clean, protected site; lead toolbox talks and hazard assessments for your crew and enforce SBP’s safety program
- Assist the Site Supervisor with material takeoffs, deliveries, deficiency lists, and close-out
- Step in to run the site for short periods when the Site Supervisor is away
What You Bring
Required
- Journeyman certification in a construction trade (carpentry, electrical, plumbing, HVAC/refrigeration, or a related trade), Alberta certified or Red Seal
- 5+ years of commercial or multi-family construction experience, including time leading others on site
- Strong general-maintenance skills across the whole building, not just your own trade; comfortable diagnosing a problem you have not seen before
- Ability to read and build from construction drawings and specifications
- Clear written and verbal communication; comfortable dealing directly with tenants, property managers,
and subtrades
- Organized and self-directed: able to manage a changing list of requests and sites without close supervision
- Valid Class 5 driver’s licence with a clean abstract
- Current safety tickets: Standard First Aid, CSTS-2020 or equivalent, and Fall Protection (or willingness to obtain before start)
Assets
- Experience in service, maintenance, or tenant-improvement work for a property owner or manager
- Foreman or lead hand experience on a general contractor’s crew
- Familiarity with Alberta Building Code requirements for commercial and multi-family occupancies
- Aerial work platform, scissor lift, or forklift certification
- Comfortable with phone-based job tracking, photos, and timesheets
What We Offer
- Competitive journeyman wage, based on experience
- Group health and dental advantages and a health and wellness spending account
- Paid vacation
- Company service vehicle, fuel card, and phone
- Tools and PPE supplied for service work
- Steady, year-round, local work: no camp, no travel beyond southern Alberta
- A direct line to the people who run the company, and a real say in how our service work is set up and run
Working Conditions
Primarily Lethbridge and surrounding area. Mix of occupied commercial and residential buildings and active construction sites. Regular day shift, with a shared on-call rotation for after-hours emergencies. Physical work including lifting, ladders, and work at heights.
