ML Emporio is seeking qualified Homeowner Walkthrough Specialists to join our team for two upcoming projects from Jan 2027 to April 2027.

Responsibilities:

Pre-Walkthrough Preparation:

- Review construction and design plans to ensure a thorough understanding of the building and units
- Coordinate with construction teams to ensure all work is completed to standards
- Knowledge of or ability to be trained quickly on pre-delivery inspection software (Juniper Walkthrough Inspector)
- Assist in scheduling and coordinating walkthroughs using appropriate software (Calendly, excel, etc.)
- Understand the homeowner manual and the information provided in it
- Ensure the property is ready for the walkthrough, address any last-minute fixes, and have all necessary documentation ready
- Ensure understanding of common deficiencies in newly built units
- Must have a solid understanding of the tolerance provided by the BC Residential Construction Performance Guide.

Conducting Walkthroughs:

- Provide a thorough tour of the property, explaining the function and maintenance of systems (HVAC, plumbing, electrical) & emergency shutoff
- Identify and document any deficiencies and ensure the homeowner is aware of the process for addressing these issues

Issue Resolution:

- Work closely with construction, maintenance, and repair teams to address and resolve any issues identified during the walkthrough
- Track the status of repairs and ensure timely completion

Customer Support:

- Act as homeowners' primary point of contact during the walkthrough and initial occupancy period
- Provide exceptional customer service by addressing questions, concerns, and requests promptly and professionally

Documentation and Reporting:

- Maintain accurate and detailed records of all walkthroughs,



issues identified, and resolutions
- Prepare and submit reports on common issues and trends to help improve construction quality and customer satisfaction

Appraisals:

- During the appraisals, provide relevant information to the appraisers as requested

Required Skills & Experience:

Experience:

- Previous experience in customer service, real estate, property management, or construction is an asset, these applicants will be given first priority
- Experience conducting inspections or walkthroughs is highly desirable

Skills:

- Strong interpersonal and communication skills to effectively interact with homeowners and construction teams
- Keen attention to detail to identify issues and ensure nothing is overlooked
- Problem-solving skills to manage and resolve issues efficiently

Knowledge:

- Understanding construction processes, BC Residential Construction Performance Guide home systems (HVAC, plumbing, electrical), and maintenance requirements
- Must have strong English language skills, both oral and written. Second (and third) languages an asset!

Certifications:
