Thisisanexcellentopportunityforanaccomplishedcommercialpropertymanagementprofessionaltojoinahighlyrespected,verticallyintegratedrealestateorganizationwithanextensiveportfolioandmorethan70yearsofexperienceintheGreaterTorontoArea.

Thesuccessfulcandidatewillassumeresponsibilityforadiverseportfolioofindustrialandretailproperties,withsignificantautonomyoverday-to-dayoperations,financialperformance,capitalimprovements,tenantrelationships,andoverallpropertymanagement.

TheRole

ReportingtotheGeneralManager,thePropertyManagerwilloverseetheoperationalandfinancialmanagementofanestablishedcommercialrealestateportfolioconsistingofapproximately1millionsquarefeetofindustrialspaceand160,000squarefeetofretailspaceacrossaportfolioof20plusproperties.

Basedatthecompany’sNorthYorkheadoffice,thesuccessfulcandidatewilloverseepropertiesthroughouttheGTA,ensuringoperationalexcellence,strongtenantrelationships,effectivefinancialmanagement,andthelong-termpreservationandenhancementofassetvalue.





Thisisahands-onmanagementopportunityrequiringacommerciallymindedprofessionalwhocanindependentlymanagemultiplepropertieswhilecollaboratingwithinternaldepartments,tenants,contractors,andseniorleadership.

KeyResponsibilities

- Overseetheday-to-dayoperationalmanagementofanassignedportfolioofindustrialandretailpropertiesthroughouttheGTA.

- Developandmaintainstrongrelationshipswithcommercialtenants,ensuringahighstandardofserviceandresponsiveness.

- Prepare,administer,andmonitorannualoperatingbudgets,financialreports,andexpenseforecasts.

- Monitorpropertyfinancialperformance,operatingexpenses,andbudgetvarianceswhileidentifyingopportunitiesforcostefficiencies.

- Coordinateandoverseebuildingmaintenance,repairs,preventativemaintenanceprograms,andpropertyinspections.

- Managecontractors,vendors,andthird-partyserviceproviders,includingcontractnegotiationsandperformancemonitoring.

- Overseecapitalimprovementprojects,buildingupgrades,andmajorrepairstoensuretimelyandcost-effectiveexecution.

- Administercommercialleaseobligationsandcoordinatetenant-relatedmatters,includingleasecomplianceandoperationalrequirements.

- Ensurepropertiescomplywithapplicablebuildingregulations,healthandsafetylegislation,andoperationalstandards.

- Workcollaborativelywithaccounting,leasing,construction,andotherinternaldepartmentstosupportportfolioobjectives.





- ProvideregularoperationalandfinancialupdatestotheGeneralManagerandseniorleadership.

- Identifyopportunitiestoimprovepropertyperformance,tenantsatisfaction,operationalefficiency,andlong-termassetvalue.

WhatWe’reLookingFor

- 7+yearsofprogressivecommercialpropertymanagementexperience,withastrongbackgroundmanagingindustrial,commercialand/orretailproperties.

- Demonstratedexperienceoverseeingmultiplecommercialpropertieswithinadiverseportfolio.

- Strongfinancialmanagementcapabilities,includingbudgeting,operatingexpenses,financialreporting,andcostcontrol.

- Experiencemanagingcapitalimprovementprojects,buildingmaintenanceprograms,andthird-partycontractors.

- Strongunderstandingofcommercialleaseadministration,tenantrelations,andpropertyoperations.

- WorkingknowledgeofOntario’sOccupationalHealthandSafetyAct(OHSA)andapplicablebuildingregulations.

- Excellentcommunication,negotiation,organizational,andrelationship-managementskills.

- Provenabilitytoworkindependently,managecompetingpriorities,andtakeownershipofportfolioperformance.

- Post-secondarydegreeinbusiness,realestate,propertymanagement,orarelateddiscipline.

- Professionalcommercialpropertymanagementdesignation,suchasRPA,oracomparablequalification.

- ExperiencewithAngusAnywhere,JDEdwards,orcomparablepropertymanagementsystemsconsideredanasset.

- AbilitytotravelbetweenpropertiesthroughouttheGreaterTorontoArea.
