This hands-on director position oversees financial management, accounting operations, and strategic guidance. You will evaluate residential, commercial, and rental developments through feasibility studies, pro formas, cash flow forecasts, and investment analyses. The role supports acquisition, development, financing, and investment decisions. Key Responsibilities:

Lead feasibility assessments for prospective and existing development projects Develop pro formas, models, cash flow projections, and return analyses Evaluate profitability, capital requirements, viability, and investment risks Monitor budgets, costs, commitments, forecasts,



and project variances Present financial reports and recommendations to leadership and partners Requirements:

Eight to twelve plus years of accounting and finance experience Real estate development or construction experience preferred High-rise residential development accounting and finance experience Advanced Microsoft Excel and financial modelling capabilities Accounting, Finance, or related degree; CPA preferred Bring real estate economics, financial modelling, and leadership expertise to Cortel Group's development finance portfolio across the Greater Toronto Area.
